Seller asking for a few days to move after completion?

  • Thanks for the responses - I'm unsure of how to move forward on this then as they have indicated that they don't have many other options...
    Completion is set at exchange not before. Completion is a date that all parties agree on. Are you being inflexible? 
    We're exchanging and completing on the same day I think - either they or the top of the chain suggested that, I'm very flexible on dates other than wanting things agreed ASAP for peace of mind. The issue seems to be that they fear they won't be able to move everything out in a single day due to their kids, which would be an issue on any day, not just the day we're working towards.

    Apparently they are using professional movers for their large items, so it might just be paranoia on their part in case the completion on house they're buying is delayed that they wouldn't have time to move all the small items. I've said that if it came to that I'd be happy to effectively "store" their stuff at the house and let them in the next day to move any remaining stuff.

    I'm pretty sure they're not! The vendors are contractually required to provide vacant possession, but the solicitors won't have a clue whether it's actually vacant.
    Really? I thought that was standard.
    Solicitors only give undertakings about stuff they're actually in control of. They're obviously not popping round to check the property is empty. Though I suppose if they became aware that the property wasn't going to be vacant, they may feel obliged to throw a spanner in the works.

    even with exchange and completion on the same day, everyone in the chain will be doing the same thing. they need to either pay the removals people to do the packing of the small things or get packing themselves. We moved recently and all packing for a large 5 bed house was done by the removers - they simply brought more people, starting at 0900 and packed by 1500

    Ideally this is why you want a few days between exchange and completion but I understand that's not currently the done thing.
    They need to get their house before the day of the move like everyone else, or pay an expensive packing service (which, btw, is the best money I ever spent in my life!)

    Just mutually agree to move completion back a few days, any revised conveyancing costs to be borne by them. What's the problem?
    Allow them access beyond completion and you may find yourself having to evict them, which could take a year or more at present. No sane conveyancer will ever allow you to do this.

    No free lunch, and no free laptop ;)

    There are significant legal implications- that's why everyone is saying no.
    Ask your solicitors- they'll also say 'No'.
    Even carrot007's suggestion of allowing them to return under supervision is a no/no.
    Completion is a legally final date; hence the term/'completion'.
