Not an official measurement, but I'd class anything over at least 8' in both directions a double.
So just use the end of the existing landing to put stairs. Keep the bedroom.
Tbh there's often not a lot of price difference between a 4 bed house and a 6 bed house. It depends on location and ceiling price for the road.
I looked at a 6 bed house but ended up buying a 2.5 bed house in a better street. The 6 bed was basically a 3-4 bed carved up with a loft conversion.
An identical house next door to mine is up for £550-600k. I paid less than 450k. They think they can get that as they've converted the loft and stuck 2 beds up there. It doesn't always work like that. They have the same square footage as me! It's been on (in a fairly buoyant market) for nearly a year!
As I said, and others have agreed, a loft ladder does not make it a bedroom. Nobody would pay more for that bedroom.2024 wins: *must start comping again!*0 -
does the attic room have an en-suite loo? If not then there's no way in hell would I be climbing down a metal ladder half asleep in the middle of the night to have a wee. It's not really a bedroom; you have a 5 bed house with a converted loft, end of.2

Touchstones2 said:Hi I live in 6 bedroom house. The bedroom in the loft is accessed by a metal ladder. Building control passed it a long time ago.
My builder said to knock through the single room to make a proper stair case to the loft room but this will take away the single room which is quiet big can fit double bed.
My landing double 3 and double 4

U shape
The landing is very big so adding the single room would be a waste . It would make the house a 5 bedroom with big landing
But in current set up it's 6 bedroom
1 single,5 double 1 in loft access by ladder. Is it worth knocking the single room to make stairs to loft room.Well in that case i live in a 4 bed house, not a 3.But i dont, i live in a 3 bed that has a loft and a loft ladder. And you live in a 5 bed house with a loft.Convert it if you want to do something fancy to the loft. Either way (a) you'll end up with a 5 bed just like you have now, and (b) there really will be an inconsequential price difference between a 5 or 6 bed. There might be a good price difference between a 5 bed with a loft and a 5 bed where one bedroom is very large and very nicely converted with ensuite etc.If the plan is to do it just for money, dont bother unless you go to town on the loft room.1 -
At the moment house is valued 850k. The building architect said that if we knock the room to make a stairway it will decrease the value and make it a 4 bedroom with storage. If we leave it it's a 5 bedroom with a loft which is 30ft wide very big but the appeal of a single room and storage is better then knocking the room down to make a 4 bedroom with storage thank 4 help guys.0

Is that worth it the attic has lights and electric socket it's very bright is that a good loft hatch to bring in light .
The staircase would of also knock through a walk in wardrobe0
