Knocking single bedroom to make another landing or waste of money.

Hi I live in 6 bedroom house.  The bedroom in the loft is accessed by a metal ladder. Building control passed it a long time ago.
My builder said to knock through the single room to make a proper stair case to the loft room but this will  take away the single room which is quiet big can fit double bed.
My landing   double 3 and double 4
Single room/.........................
.....................
...................stairs rest is landing like

The landing is very big so adding the single room would be a waste . It would make the house a 5 bedroom with big landing
But in current set up it's 6 bedroom
1 single,5 double 1 in loft access by ladder. Is it worth knocking the single room to make stairs to loft room.

    Would there be enough room to make the rest of the new landing into a small office?

  • Yes can make a office but the room won't exist because it will joint to existing landing 
  • I rarely use the loft room it's a guest room but to access it now you need to pull down ladder. The single room we use .

    What size is the single room?

    What's next to it? If next to a bedroom, could you use some of the room as a walk in wardrobe off the bedroom and add a doorway? I would happily lose a bedroom in a 6 bed house to put a staircase in, but not just to have a massive landing. I would also build some great storage under the stairs or add another loo if easy enough (although the room is prob at the front of the house so maybe not easy).

  • The landing like 25 to 30ft of wasted space just being a landing. If we use this 40ft wasted. So is better to keep it as single room and make loft accessible using loft ladder. Can we make loft hatch see through to bring in more light.

    I'm confused.

    You're intending to sell, or thinking about future resale? Nobody buying your house will see a converted space in the loft as a bedroom if there's only a metal ladder leading to it.

    So is the question where do you put the staircase? If you have a big landing, just use the end of the existing one and keep the bedroom. Or change the door leading into it into a wall and use that smaller bedroom into a dressing room or en suite.

    Can you please give the bedroom size - not the overall square footage. A floor plan would be good too.

    I doubt building control would of past this if proper stairs are in place.  Access by a metal ladder doesn't sound very compliant to me for a habitable room.

    Metal ladder to loft bedroom. Not something I'd wish to climb down in the event of fire.
