Both these might create a need for 'words' with the neighbours soon which might not appeal. Room sizes might be better on the floor plan as you have to root around to find them. Remember with room sizes, unless you have good spatial awareness or have done plenty of measuring up before, not everyone knows what 11 square feet actually feels like.0 -

It's a nice looking wee house. I can't comment on the price as I know nothing about the area. If you're not getting any viewers then it could well be the first sticking point. The photos are not the best as everything looks a bit dull, but OK.
I would say I don't think your furniture in the living room is doing you any favours. The route from the front door to the rest of the house is pretty much blocked by your sofas, which look ginormous in the small living room. Seeing that would put me off of viewing, and if I did come I can imagine that squeezing between those would not leave me with a great impression. If getting rid of them and replacing with a small sofa and chair is an option, I'd do it.0 -
I know Chalton and the surrounding area very well. It is quite close to the M1 between J11a and J12 - and the closer you are to Sundon - there motorway is more visible. It has a really nice pub in the village.
I think the main issue here is price. Even at 240k which I think has dropped.
Your property in my view is not dressed for sale. I think you need to take a walk around and try to see everything through the eyes of a buyer, ask why every object is there, if it is there for your convenience only - your buyer will probably not want to see it. If you spend a little bit of money and a weekend focusing on some of your rooms then you could make your house attractive to a buyer.
The first picture in my view should always be the front - it always worries me when it is not. There is no picture of the front garden? The meter boxes look dirty could they be jet washed.
Master bed and bathroom - they look great. What can you do to take more of this look through the house?
Living room - lovely but nothing stands out. I think the fireplace wall could be more of a feature. Paint it a contrasting colour or wallpaper.
Kitchen - my own personal view - but it looks quite old in the kitchen. Could the unit doors be painted a pastel colour? Which seems to be more up to date.
Daisy's Room - This is underplaying this room. It needs brightening up. Again a feature wall could help. It also needs a curtain or a blind?
Loft room - what is the purpose of this. It looks like a junk room at the moment. If you store things like this in it - it gives the impression you have no storage space. It would be better if it was empty. Rent a storage unit and leave it all there until you have sold.
Back garden - tidy - needs a bit of colour - could you add some shrubs in pots etc?

I'd be really put off by the neighbours predilection for innapropriately sited trees/bushes. The one by the front door, unless it's ina pot, is only a metre from the front door and could end up being damaging to both houses, and in the back garden no effort to control the bushes which are destroying the fence.

I like the house, it has nice features. I know this won’t help much but sometimes there seems to be no logical reason why some houses sell quickly and others don’t. As an example, I live in a village with a couple of 15 year old nice looking estates. 2 houses on my estate and the other estate have been on the market for months at 185k and 190k. Mine went on the market and is similar to those properties, just a little bit smaller with no en suite. EA suggested 185k, we asked for it to be marketed at 180k and it sold immediately. Maybe it was the price or maybe there was something else about our house but I can’t understand why for the sake of 5k less, someone chose ours with less space and no en-suite. Even the EA was shocked, she told us to expect to be offered at about 175k but we got 180k. Maybe we would’ve got 185k if we had marketed at that price or maybe it would’ve sat on the market for months like the others but we’ll never know.
I hope you get more interest soon. It can be a frustrating and stressful business in my opinion.0
