Just 2 viewings in almost 6 weeks..

Our house has now been for sale for almost 6 weeks. After a week we had a FTB view the house, she liked the house and her parents came to view the next day (they were helping with the deposit). Unfortunately she chose another property. We then had no more viewings until last weekend, this time the lady said she liked the house but it was too small (slightly annoying as room dimensions are on the advert).
I’ve tried to ask the estate agent why there is a lack of interest but don’t seem to get much of an answer. On Monday I asked if it would be worth reducing the price to which they wouldn’t say yes or no.  Please could you have a look at the advert and give me any useful feedback. 
The property is on Rightmove, it’s a 2 bedroom house in Chalton, Bedfordshire on at 248k.

  • I don't really know your area but if there is such little interest it does usually tend to mean it might be overpriced. I hated hearing that when we were selling but other homes priced lower came on the market after us and sold. 
  • Just had a look. Listing not perfect but no major flaws. That means the biggest issue would be price...

    I dont think there is anything you can change about the house but it is tiny. I think the price is way too high for such a small space but I’m from the north so I’m used to a lot more for the money up here.

  • Thanks for the replies so far. My gut feeling is price too. I must admit when I mentioned it to the EA I did expect them to say yes lets reduce it.

    I was just thinking the same!! Being from West Wakes the asking price could buy my 3 bed terrace three times over!

    Things that would stop me from viewing:
    • Proximity to motorway
    • Proximity to sewage works
    • Neighbours balcony thing at the back
    • Daisy's room looking like a prison cell
    • Having to go through the kitchen then squeeze through the gap to get upstairs
    • Property being tucked away right behind other properties
    • Neighbours swimming pool
    • Chicken farm across the road

    It's a really cute house, and round here (Bromsgrove) similar properties sell very quickly, even though they're small and often have quirky layouts. They appeal to a certain type of buyer.

    So I agree with whoever said it's down to price....

    Looks a lovely house, if a little small. The listing seems fine to me, the photos clear, the house clean, tidy and well presented.

    Which leaves price. I'd say about 20k over priced.
