November92 said:Our house has now been for sale for almost 6 weeks. After a week we had a FTB view the house, she liked the house and her parents came to view the next day (they were helping with the deposit). Unfortunately she chose another property. We then had no more viewings until last weekend, this time the lady said she liked the house but it was too small (slightly annoying as room dimensions are on the advert).
I’ve tried to ask the estate agent why there is a lack of interest but don’t seem to get much of an answer. On Monday I asked if it would be worth reducing the price to which they wouldn’t say yes or no. Please could you have a look at the advert and give me any useful feedback. The property is on Rightmove, it’s a 2 bedroom house in Chalton, Bedfordshire on at 248k.It's probably at a price higher than what would be expected. Here is what Mouseprice says about the current valuation for your particular address, about 225k. It's not the gospel truth, but Mouseprice usually gives a much more realistic estimate than Zoopla and (from what I know) a lot of people use it to get a fuzzy idea of whether a property is "overpriced" or not.Valuation: £225,000 Value range: £198,000 to £252,000 Rental estimate: £870 pcm Rental range: £800 to £970 pcm Tenure: Freehold Type: Terrace Year built: 1890 Bedrooms: 2 0 -
Pictures and description are not the greatest. The pics look dull, but that is something that can be edited.
It's a small place, so the room sizes are quite important, yet they are squeezed in right at the bottom, and there is no metric measurements there or on the floorplan. I think they need to feature more prominently.
Not sure if street view is accurate, as I can't see the exterior of the house on that the link. It looks like it is directly off a B-road, so very important to see how the parking operates. It says shared, so would be worried that it may be insufficient, or if there could be disputes.
The virus thing has probably harmed the prospects for this house, as there is not much WFH potential, the garden is also pretty small as well. You could get a bigger place for less money in the neighbouring village, sure it might not be as nice but it may be a more attractive trade-off right now.
TBH though for a place like this I think demand will be thin. Quite a lot of buyer demographics are ruled out - it's not really a family house, nor a commuter house like it would be in Luton. Not to say it's the wrong price, but you may have to be patient.

Layout is a little unconventional, well presented, small or "bijou"
Off putting .. shared parking, M1 close by, and above all the price ... the biggest flurry is in the first few weeks , you either have to get lucky or lose that first flow of proceed able buyers when in competition with others.
If the competition has own parking, a little better layout with slightly more room and not much on price after negotiations then yours will not be in the running0 -
If i was in the market for a 2 bed mid-terrace in the area, then this one would blow yours away:

Probably going to have to drop the price to make yours more attractive0 -
