    I'm really sorry but the conservatory window situation is a massive no no for me. Many gardens are overlooked to a degree but that l have never seen.

    +1 for the conservatory window situation.

    I would also suggest that the photo's need to be re-taken with the lights switched off.  Having them on always makes me thing that the house must be dark (which the photo's of the front of the house seem to confirm).  However, in your photo's it's even worse as  I find that the lights just grab my attention rather than the actual rooms.

    I cant exactly do anything about it now, so your comment isnt particularly "constructive"
    You might not wish to do anything about it , but I certainly would, however late in the day. When we last sold we had feedback telling us there were things wrong with the garden, so we sorted it out, then had the pictures re-taken. It was a time like now, with bad financial news every day and a wobbly market, so we had plenty of time!
    You'll have noticed few people have made serious criticisms of the house interior, so it's sensible to pick out the thing that's probably costing you viewings.
    And, with respect, you have let your neighbours ride roughshod over your privacy. You may have bought into the situation, but you might have changed it; the most gentle method being by growing plants to gradually close the view that was never reasonable in the first place. Now, you only have the option of a fence and possibly upsetting next door, but one can't make omelettes without cracking eggs. It doesn't matter how nice they are, people viewing will think, "Wow, what kind of person does that to their neighbour?"
    We had an almost identical thread last week. The lady concerned returned with a picture, showing how she'd had a 1.8m fence erected  few inches from her neighbour's rear extension in order to get a better chance of a sale. The sky didn't fall in.

    from my POV .. The main problem for me would be the roof and the conservatory ,

    I wouldn't even market until those things are rectified.

    I don't know the area at all but looking at the price range then it would probably come into FTB territory, one look at the roof would send them running and the privacy issue would not help the situation either 

    It's not always about the cost it's about the hassle and we are coming into winter . The privacy issue at the back is relatively easy to sort out if you buy the right things to get an instant screen.

    The internal pics and tbh the outside ones aren't too much of an issue but it's always nice to see someone has made an effort but add everything together and it's a bottom of the list type of house, if the one at the front doesn't deter then the privacy one at the back will definitely be the last straw

    For me it would be the roof, taking money off the price is one thing but this doesn't help a buyer who has to cough up the cash upfront. The property seems to be aimed at first time buyers, they are unlikely to have large cash reserves to redo the roof on top of all the other moving in costs. Much better to have it done yourself in my view.

    Could it be that the house is the sort of house that would normally attract a first time buyer? With the deposit increases to get a mortgage, there are less first time buyers about. I’ve gone on the market this week at just a bit more than yours and while it’s early days I’ve not had much interest so far. Yet houses in the 250-350k range near me are selling the same day.

    I agree the outside would repay a tidy.  Also I suggest move most of the wheely bins out of shot - you don't want people wondering (as I was) if the collections are really dire that you need 5 in a row.

    In hindsight, id remove the bin from the kitchen photo but im not convinced people wont view based on that kind of small element.
    and id agree, garden needs improving and some other clearing up!

    I also think as its a first-time buyer type house, i think its a "niche" market and im under the impression there arent many lenders doing 90% mortgages so the "pool" of buyers just might not be as high as id hope

    There are plenty of similar houses and we are heading into a severe economic downturn it looks like, did you expect a line round the block? Some posters here will waffle on about photos/neighbours/fences/light/dark/Christmas (it`s going to be cancelled, people can look at Rightmove all week long this year LOL) etc. etc. while missing the large elephant in the garden, which is of course price, start at 150k IMO.
