Lovely house, however didn't like the layout and the fact it's over three floors.
Lovely presented property, however wasn't keen on it being on a hill.
Do people not read descriptions, look at floorplans and Google streetview! Or in the case of the last one, the words 'Hillside' in the address might have given it away abit!
I would just prefer them to be honest and say what they really think!
Yes, but most people are too timid to say it is overpriced unfortunately.
Awww crashy, I feel honoured you brought your usual drivel into this thread ;)

It`s not drivel though, but you probably know that already? Many people will say anything to get away from a deluded seller.
You've been repeating the same nonsense for the past 6 years. I suppose it's like watching University Challenge, if I give the answer as egg, at some point it might be right!
Anyway, onwards and upwards (or downwards you would probably say!)

I am always surprised that EA's don't seem to pass on useful feedback like "the house is filthy and is putting me off as I think I'm going to need to rip everything out and start again" but they're happy to pass on things which the seller can't change like "garden too big"

I think half the nonsensicle feedback to people may be made up by the agents. Or maybe they just say no feedback.

Much like your point I once gave feedback as "The have owned the house for 2 years, but the price up 10K (5% ish and not waranted at the time), and not cleaned once so I wondered what else they had left to fail in the house. In fact for living there 2 years it was dirtier than I could have imagined (and the house I did buy got a 2 day deep clean! and was no where near as bad (and no I am not a clean freak!))". Actually if anything proces has slightly lowerd or stayed the same at the time.

  • Seems like as good a place as any to have a mini rant
"The walls are cold to touch" was my favourite. I mean, they're walls. Were you expecting them to be warm when you touched them? Apparently this meant that they were worried it would be hard to keep the house warm?
The garden is too small - there are clear photographs of the garden, and it's bigger than adjacent properties. This is the most common. I wonder what kind of garden they really want. It's tiny. I've had a very cosy 7 person bbq in it. If you want to run around on a giant lawn then that should be painfully obvious.
A rookie mistake by me - they saw a dehumidifier in my box room (switched off, I use it to dry my clothes after I wash them) - therefore assumed the house had an extensive damp problem. It does not. My socks come out wet and I dry them in there. I now bury it in the cupboard before viewings.
    Just ranting. Viewings continue.

People are generally very picky when buying property. Small things can make a real difference to whether a property is liked or not. When selling my late mothers house a couple of years ago. Similar feedback did catch my eye. Things that I didn't consider an issue were. In the end sold it to someone who was going to undertake a major redevelopment so all the small things got brushed aside.

Couple to vendor - "Well it`s nice, but we`re not sure about the colour of the kitchen sink, it looked more shiny in the photos"
Couple to each other outside, laughing  "Did you see his face when we mentioned the price.... you would have thought I said something bad about his mother...let`s go and look at that one PropertyLog said knocked 50k off last week"
Vendor, still fuming about the reference to his price being just a big bit silly "Bloody tyre kickers...must go and post on MSE....and get those photos changed.....again."

Perhaps people should update the bottom of their posts to say how low their eventual agreed offers were.

My last one (the higgledy-piggledy street) sold for £515k. Asking price £520k.

It's not all about price, and in my (extensive, unlike you) experience, if someone is interested but wants to offer less, they're not usually backwards in coming forwards lol.

Of course they aren't - they will make a low offer if they really wanted to live there.

Well before the present crisis I expect ? And what relevance does your "extensive experience" have to a never before experienced crisis?

By My definition then your opinions have the same amount of relevance surely?
