on layout(plumbing may be an issue)
if the middle room(15'x14') was a kitchen/diner open to the courtyard it would then be easy access to all rooms and upstairs
The front room could become the TV/snug/living room.
The current kitchen space(13'x10') a dining/sun room as that is south facing
Or a 3rd bedroom with ensuite.
Looking at the plot layouts around the house would the house up the drive to the left be interested in selling off part of the plot of land that surrounds this house to create a better garden?

I don't think the layout helps but still think the main issue is price. For the area 300k is a hell of a lot for a 2 bed house.0

It does come across as a house and not a home. But I think you bought a property that’s going to be difficult to sell because of the downstairs lay out. Is letting it out an option?0

I think it's a nice house and can see the potential from looking at the photos. I would be put off by the garden if it's as small as the photo suggests. Also the layout is something I would put up with, although not ideal, so I would expect the price to reflect that. I'd pay more for a 'normal' layout compared to this one. Someone won't be bothered by the layout but how long you have yo wait for that person is anyone's guess.0
