Personally if I was looking the layout and location of the kitchen would probably put me off even arranging a viewing, even though it looks like a good space downstairs (to be honest it not being very filled does it justice size wise in my opinion!). You're probably just going to have to wait for someone who doesn't mind it.
The bathroom picture in particular is quite poor though in my opinion, looks like it's taken from knee height and looks directly at a discolored looking radiator, a diagonal down with the mirror included might sell the main bathroom a bit better!
Finally the dining room angle really is missing the fireplace which looks to be very unique and could be a good feature of the room, instead we're looking at a bare wall and a desk!0 -

These are the most expensive 3, 2 beds that are SSTC .
£375 detached, large development plot.
£350 detached bungalow with decent garden
£240 semi, garden, offroad parking, potential
Even with a small market for the village Sold prices make £300k look a bit top heavy for a 2 bed.
this 2bed courtyard garden got £197,500 late last year
newest sale is this 2bed detached bungalow at £325k
then the Jan/feb sales of 3beds 2 on Fosse way for £250 and £260 and school lane for £235
With price, courtyard garden no parking layout and location I think you have a very niche market.
I think someone with £300k to spend that wants that village they will look and see much better value is and has been available.
No viewings at all suggest you may not even be close, I think you may be bigger than that £200k one, maybe let that guide you I am struggling to see £250k.

Strongly think its primarily price this time - too much for a 2 bed and by a good chunk based on local comparisons others have kindly provided.
Quirky layout = smaller buyer pool. However, if the price was more competitive, its good condition and the outside space if no others nearby have that, should give an edge to draw at least someone in to view to test that layout out.
Photos - a couple more to show the layout more clearly and more of the terrace might be good. Dual aspect onto the terrace seems to be the key plus for this one.
Not bothered about the emptiness - its clear what the rooms can do.0 -
I actually quite like the declutter to an extent, I’d much prefer that than a house crammed to be brim with things (which I’ve seen before). However, I would say that with the limited amount of furniture people may find it hard to picture the space. I think it’s a lovely house, but the two turning points for me would be the kitchen and the garden. You will find someone who wants a smaller garden space but it might take a little longer.0

You could reduce the impact of the odd layout by renaming the rooms. From lounge and dining room to living room 1 and living room 2 or something. It looks like you have the front room set up as an office anyway? I agree with @TBagpuss that 'charming cottage' isn't really a description that matches the property well.

Hi. I would recommend redecorating the bedrooms, the feature walls are very garish and off-putting. In addition, I would be put off by the kitchen. I know you have only just had it refitted but it does not feel homely.
