We’re currently selling our Leasehold property and the original lease cannot be located as the LR have lost it, we only hold our lease extension. We have also exhausted every avenue possible.
We have been in contact with our previous solicitor we purchased with an there senior solicitor is offering help free of charge in assuming because they know they messed up without seeing the original Leasehold they shouldn’t of sold the property to us. He has suggested a deed of variation to replace the missing lease.
We are still awaiting to here back from the freeholder if they do have the lease but if not how does the deed of variation work on replacing the lease ?

The freeholders solicitor can draft a Deed of Variation, which incorporates the relevant parts of the lease as shown on some of the neighbouring properties, assuming that all leasehold properties have similar leases. Then the draft Deed of Variation would be forwarded to the buyer's solicitor for their approval. You would probably need to agree to pay the fees of the freeholder's solicitor, whether or not the transaction proceeds to completion.0
