Deed of variation on missing Leasehold document

Does any one have any idea on how a deed of variation will work on a original missing Leasehold document?
We are selling our property an the buyers solicitor has requested the original lease to answer final enquires.
We have exhausted every avenue for our original lease the LR have done away with the original for some reason but our solicitor who we brought the property with has advised a deed of variation for the missing lease, for the freeholders to state that lease would be the same to say our neighbours. I’m just really confused on how that would work?
We do have a copy of our extension but this is not sufficient enough for our sale to do go through.

The deed of variation would actually be a brand new lease but copying in all the same terms as in your neighbour's lease for consistency. So your current title register would be closed and a new one opened. Assuming that you have a mortgage the new lease would therefore need to be completed simultaneously with your sale and it might be more straightforward for the new lease to be in your buyer's name as a result.
If your solicitor failed to advise you on the implications of the missing lease when you purchased I would be expecting them to cover the cost of sorting this out now!0 -
