    They have been there 19 years but I don’t know how much they paid for the house originally. They have extended it to double the size whilst they have been there.

    Moot now sadly. Vendors refused my final offer of 480 so back to looking. I think we will carry on with our sale and rent if need be. It’s a shame though, I would like to make the most of the stamp duty holiday

    I am confused. You like the house, you want to take advantage of stamp duty holiday and you stopped at 480? Why don't you offer the asking price? We're literally talking of 9k which is what ... less than 2%? 
    The house has been on the market for 2 weeks so yes, the chance of you getting a discount is virtually zero. You could wait 6-8 weeks and hope it doesn't sell, but your risk is now that it does sell or you won't make the cut for stamp duty.
    Where is the logic in this?

    Unless you really cant afford it an extra £10k to secure a house you really like must be worth thinking about?

    We are thinking about offering the full asking price. I’m just worried because we’re at 80% mortgage and not spring chickens. I know realistically it won’t make a difference but it feels like it does. 
    Ugh. I’m confused.

    I am not keen that , at the price, it is semi-detached. Yes, it's a good semi ......but I would rather spend £500k on a detached house.  I know the area well and it  is certainly a nice one, full of pretty countryside, plenty of charming eateries and good access to the Cotswolds ( though this house looks a bit close to Watling Street which is the busiest (and most dangerous) road in that part of the country----does the sound travel as far as the cottage ?) Sorry to make it sound like a damp squib but there are so many really good detached houses at your price in the area.
    But the main thing is-----if it's for YOU, go get it !

    Thank you coachman. It is a semi but only attached at the front by two rooms and the other house faces away. Back garden is totally private. No road noise to bother about and we have school age children who will be able to get to school (with a rather long commute for one) 
    I just haven’t seen many houses with the kind of privacy we’re looking for. On the flip side though when we come to sell I think the fact that is is a semi will damage the price. And it’s on oil heating with bottle gas for the oven. I wanted to use the 10K to convert the heating. It could do with a bit of work to be perfect...
