  • My flat went on the market on a Tuesday morning, and by that night I had 9 viewings booked, and it sold in 2 days (for £10k more than the best I had hoped for!).  I don't know if it was just good timing (also its Edinburgh so maybe a different market) but I don't think my EAs were making sure people were proceedable...?  They did do for the offers, but not for viewings.  Just because someone doesn't have an AIP at the point of viewing, doesn't mean they can't proceed...?

    I am in the West Mids and most agents now require you to be proceedable to view. This is as a result of covid, the new regs mean there are fewer appointments per day and many vendors don't want more people in their house than necessary.

    Our house went live on the market on Monday night (03rd August 2020). On Tuesday we had 2 viewings by proceedable buyers. On Wednesday we had one of those buyers come back for a 2nd viewing. On Thursday (06th August) we had a 3rd buyer want a viewing, arranged for Friday. We also had an offer made on the Thursday, which after negotiating a higher price, we accepted and then were able to get our offer accepted on a Bungalow we had been able to look around (Private seller) whilst in the process of putting our house on the market.

    The thing I would say is in the current climate Video-Tours are absolutely key. People can't come and look around a property until proceedable due to Covid19 restrictions. So a good quality video tour, coupled with a detailed floor plan and good photo's are key. Our estate agent essentially said since Covid19 and the implementation of Video-Tours, they are averaging 2 viewings before a property is sold - simply because those coming for the viewings already know what to expect and have decided they like the house, having looked at the property via video-tour.

    Price is the other aspect. We put our house on the market at £209,950 - a 3 bed semi, which was pretty much priced the same as a number of 3 bed semi's in the surrounding area. Some of them had small advantages - ensuite, more modern etc... - but our house was competitively priced simply due to being larger, with a sizable drive, front & back garden, garage etc... So we ensured we put it on for a reasonable and realistic price. 

    In the end, we accepted £203,000 - frankly if we had waited for longer than a few days we probably could have got a fair bit closer to our asking price.... but we really wanted the Bungalow (3 bed detached & renovated). Plus we brought our house in November 2015 for £165,000.... so had accumulated a good bit of equity anyway.
