Selling at the moment, are you getting viewings with High st EA?

    When I called a high street agent for a viewing, I was sent an email with all their criteria.  They need copy of AIP, proof of funds, solicitors details etc etc. It's so hard to even get in and view! 
    The guy I spoke to told me they were so busy they were only accepting proceedable people in to look, this had reduced their viewings from 600 to 200 per month. 
    I have accepted an offer on my property and want to buy ASAP, luckily my broker got on the phone and they accepted an email from her saying I was quite capable of getting a mortgage, we just hadn't applied for an AIP and they accepted it and let me view- the next appointment wasn't for another week though yet that property had been on the market since Feb and only had 5/6 viewings and no offers, also been reduced.

    Didn't require an announcement to state the obvious. From the day lockdown was announced. The future was clouded in uncertainty. After the initial release of pent up demand. Transaction levels may well slow up.

    People still buy and sell in a recession. Right now is peak holiday time and families with kids are either staycating or going to Europe with many now having to quarantine after. I am the only person I know who isn't  either on holiday, just back or just going.

    One way to kill the market.

    The sellers can't view places because they are not procedable until they get an offer. 

    You have to be proccedable to view but then have to wait till the seller is procedable.

    Both sides of any chain link need working on in parallel otherwise it is bottom up and top down only.

    That is a very good point. Now is traditionally a slower time of the year for house sales as people are on holiday and the kids are off school. When the kids go back to school the market would usually pick up again as people start to look to move house and be in before Christmas.

    Of course that all applies to a "normal" year in the housing market and so far this year it has been anything but normal!!

    We listed on 6th Aug, 6 viewings in the first week (last week), 2 this week. Received 2 offers and accepted one yesterday.
    I had thought because our property is fairly expensive (£575k) we would have less interest than we did, so was pleasantly surprised. 
    Our EA told us they would only let proceedable people around due to Covid, so I was a bit surprised that one non-proceedable viewer slipped through the net last week, however they sold over the weekend and it ended up being their offer we accepted. So bit of a fortunate mistake by the EA there.
  • I've had no interest in mine. 5 weeks and no viewings, so price must be an issue.  Lots of choice nearby, different types of houses and floor space and agents advise it's competitively marketed. Which it does seem to be, however a search on what is selling is more revealing and it's cheaper ones that are selling.   I'm in no need to sell really, however having made my mind up to sell I just want it done, so have reduced to the price that seems to be selling today in the hope of more interest.  After all you don't have to accept any offer , but it would be nice to have the option.

    Yes, but many sellers won`t like the valuations.

    Update
    Decided after looking at our advert and comparing it to other local ea listings it just wasn't as great as could be. We didn't have several of the points ea highlighted as good features of our house on the listing, there was no individual website as promised and no social media ad as promised. I wondered comparing adverts to other local houses whether I'd made a mistake and the house just didn't stand out. Emailed ea to suggest maybe would look at take it off market for now perhaps, refresh and relist at a later date and they replied saying OK we'll remove it in 2 weeks thats your notice served

    Not sure if it's a possibility as i've never sold a house before, but could you perhaps try a different estate agents? Have a browse at the houses in your area that seem to be selling and see if there is a common occurrence in the EA they're selling with.
