Selling at the moment, are you getting viewings with High st EA?

our house have been for sale since the end of July. We've had 6 viewings in this time, no offers and no 2nd viewings. We've reduced the price and this has still not seen anymore interest. Ea has said they only allowing those proceedable to view. If you're for sale atm are you getting viewings? We're in West mids, 3 bed 6 years old and near great transport links and its priced lower than some very similar homes. Just wondered whether others in the same boat?
Also ea had said on signing it was exactly the type of thing their buyers were looking for yet these have not booked a viewing? I'm wondering whether to give yopa a try and see if perhaps a more direct approach with interested parties may be more useful? Again any experience with them?
Thank you

I would say that you need to talk to the EA and allow viewers even if they are not proceedable. Don't accept offers from them but you want them to come back when they are proceedable, surely.
Also, it sounds like you've been on the market 2, 3 weeks. That's a very short time frame. You have to give it more time. We sold after 2 months, but I've seen many houses on the market for 3-6 months.0 -
hi
i am west mids too and have had two viewings in the first five day on market. our EA is also only allowing proceedables to view and i can vouch that many others are laying dow that same rule as i am unable to view potential properties until i get an offer on mine.0 -
I live in the West Mids. There is a property round the corner from me that has been on sale with YOPA for nearly a year. Reduced in price then got an offer but fell through after lockdown. Meanwhile everything else on the estate has via traditional agents has sold within a few weeks. Its a standard layout looks in OK condition and is now a good price. Makes me wonder why no sale but I would be wary of YOPA1

Weve been on 4 weeks exactly now. No viewings in over a week and no more booked in

I'm up north but sold within a week, 11 viewings, full asking price.
I'm looking to move to Birmingham and tbh some of the prices are comparable with the desirable parts of London. Time for a reality check I think0 -
You need to be more patient. 4 weeks is hardly any time at all.kenneth77 said:Weve been on 4 weeks exactly now. No viewings in over a week and no more booked in1 -
This may sound really daft but can you link us the house if you're comfortable doing so? Perhaps posters on here may be able to give insight on your price or reasons that perhaps they wouldn't view etc? Totally understandable if not, just out of interest and may help you gather more information or ideas on what to do to make it more appealing to buyers!kenneth77 said:Weve been on 4 weeks exactly now. I think the current pandemic has a major impact on houses being sold at the moment, many people are on furlough or out of a job, plans on hold, unexpected costs etc. I wouldn't stress, like another poster said it's been a few weeks. I know a family member who paid a little extra to their estate agents for their house to be the 'sponsored' or 'top match' type of thing so that people saw it regardless of their filters, perhaps you could see if your EA offer that type of thing?
Best of luck!0 -
Is the summer holidays. Moving isn't going to be top of everybody's agenda. Nor are the current economic conditions helping. With many still on furlough, diminished incomes or facing potential job loss.

We viewed around thirty houses during the last two months before placing an offer. Every single property we viewed, and circa 80% of those we considered, have been on the market for between 6-18 months. The pricing is within the accepted range for the area, and many have dropped their asking price at least once, some twice. At least six went to auction and made more than the EA was asking. Its a weird market that I just do not understand !1

Our house has been on the market for little over a week now, and we've had no enquiries or viewIngs booked! Its a nice two bed terrace with everything done to a good standard. The price is mid point of what similar properties have been marketed at. Think putting it on the market the day a recession was announced wasn't a good move.0
