Waiting on Management pack

Hello, currently in the process of buying a freehold house but weve been waiting 5 weeks for a management pack all this time, weve been chasing solicitors constantly for updates but still no luck as yet. I'm just wondering what sort of time frame we should be expecting to hear back and if anyone else is currently going through a similar situation? Just frustrating as were first time buyers and the seller isnt purchasing another house so no chain at all, currently 13 weeks in.

    Is this a new ish estate?

    Leasehold garage(s)?

    Is it a managed estate?   management companies can take weeks to reply to these things.   These things are a a nightmare and out of a solicitor's hands.   "Chasing them" all the time is a waste of your time and theirs!

  • A negative online review for the management company gave a nearly immediate result for us. They contact us and sorted the issue very quickly in return for us removing the review.

    I agree with Kyresa above.  The seller has to pay for the pack, sometimes they do this directly with the management company and sometimes they pay the money to their solicitor and the solicitor orders the pack.  As you stated that it is a freehold house, I am assuming this is a fairly newish property where there is a management company who look after the communal areas on the estate.  Unfortunately, it all takes time to receive the packs because monies for it have to be paid up front, there are numerous documents to collate and it will be sent either to the seller or their solicitor before your solicitor receives it.

    Sorry, i was a little unclear...the estate is fairly new and the management company are looking after the communal areas. so basically weve just got to sit on our hands until we hear back from  the solicitors then 🙄  just feels like it's taking overly long that's all, generally speaking how long would someone wait for the management pack to come back?

    Generally speaking, management companies are slow to respond to these requests.  A newish estate might mean that accounts for the previous years are not available and the information is patchy as there are several unknowns with regard to estimated costs for maintaining grass verges, lighting, parking areas etc.  Consider the current pandemic too, employees of management companies may be furloughed and/or working from home so information may not be instantly available.  Your solicitor will chase the seller's solicitor, but they will not appreciate you chasing them constantly.

    If it helps I've also been waiting 5 weeks but told mine's nearly ready. I think that can be quite standard.

    I’m trying to sell a leasehold flat and so far been waiting 10 weeks since management pack was requested (and chased multiple times!). So frustrating as it’s really holding up my sale now!

    When I was selling my house and requested a management pack, I rang them daily asking for an update! They were absolutely useless but I was so desperate to get the sale through I thought it couldn't help. Eventually I reached someone who compiled it and sent it over that day.
