My parents bought a new house in 70s. The only thing not done was garden turf (seems the most obvious to do, but there you go).
These extras seem like an excuse to focus the price negotiation in that small area and stop any major negotiation being done on the very expensive prices they often are. So you end up with a few k off then add that back again for extras, do they sell for close to the original expensive marketed price.
