Persimmon Homes Extras (Finishing Touches)

Hi all, 
Soon we are to reserve our persimmon house and we were told that we'll be able to get money towards the finishing touches etc. Of course, I'm planning to negotiate how much they give us and the asking price of the house. However, prior to that I would like to know how much roughly people have spent on their finishing touches for their Persimmon home so that I know roughly what a certain amount of money will give us.  So yeah I'm just wondering how much you guys have spent on your extras just so that I have a rough idea before i negotiate. Depending on how much money we get towards our finishing touches will determine whether we will do the flooring ourselves. Things I'm considering are ;
  • Upgraded kitchen
  • Integrated appliances 
  • Flooring (carpets upstairs, tiles downstairs)
  • turf in the garden
  • Downlights in bathrooms/toilets/kitchen
  • half glass doors going into the kitchen
  • Upgraded shower

    There is a blog called mynewhomeblog.com which has a section called downloads where you can download a 2019 Finishing Touches brochure. This will give you some idea but the brochure varies with each development (and probably prices too) and this relates to a development in Harrow with prices around £600k. When my daughter bought her house I can’t remember her having as much choice but it could be we ignored everything she wasn’t interested in.

    Persimmon wanted almost £700 to install turf in a new-build I was interested in.

    That enough put me off. The sales assistant was really transparent and said EVERYTHING was extra.

    To get the middle-of-the-road kitchen/bathrooms/en-suites the way we wanted them, we calculated around 25k in extras.

    You would be better off getting the cheapest possible things in (including kitchen) and then upgrading as you wish.  Will save a fortune and get what you actually want.., not overpriced rubbish a house builder like Persimmon install, and not always as well as you'd like because the contractors cut corners to meet time constraints.  If anyone has moved into the estate, go and ask them about upgrades and finishes.

    If you do go to this meeting, say firmly and repeatedly you need exact models and type of any upgrades on their list, and compare them by looking online, see if they are what you want and how much they are when bought privately.

     Not all developers do fit basic appliances and some will give you a choice between a mid range and a high end. We had top of the range appliances fitted throughout. Freestanding appliances in my view are really ugly!

    Also, bear in mind that if your developer incentives are in excess of 5% of the purchase price your lender can reduce the LTV accordingly.

  • Tomorrow I will also be putting in an offer for one of their properties. When I went to the showroom the sales assistant was less than helpful when it came to quoting me the upgrades and so I used the pdf in this thread. I want about £12k worth, although I will be reviewing as mine includes upgraded sockets etc. For me, I want to move in and have everything done! When I place my offer, I will be trying to do a deal with the upgrades to get the price down! Good Luck x
