    • Upgraded kitchen
    • Integrated appliances
    • Flooring (carpets upstairs, tiles downstairs)
    • turf in the garden
    • Downlights in bathrooms/toilets/kitchen
    • half glass doors going into the kitchen
    • Upgraded shower

I previously owned a Persimmon home - my feedback is:
    • Upgraded kitchen - this looks nice and my neighbour had a white glossy one as an incentive - but the standard looks good too so I wouldn't bother if it's mega expensive - I think worktops make a kitchen but IIRC they don't offer anything but laminate (might have changed now)
    • Integrated appliances - If you can get the cupboards but no appliances that will be better - they just chuck cheap appliances in
    • Flooring - I was given all flooring (carpets and lino in kitchen/bathroom) and it was awful - it was apparently their most expensive flooring (tiles weren't an option apparently). I was about to replace all the carpets after 3 years but I sold up instead. Would not recommend.
    • Turf - I got this for free (and fences) but they left so much hardcore under the turf that I had to replace most of it eventually (lots of trips to B&Q) - but it's a hassle to do yourself
    • Downlights - These were about £200 a piece when I was buying - no thanks - if they are cheaper then cool
    • Glass doors - OK but check what price you can buy them from elsewhere before you commit
    • Shower - OK but the standard shower was fine (for one which is over a bath anyway)
When I bought I think I only paid for additional sockets and an upgraded oven (the white one was horrid)... £350 or so I think.

When you are ready employ a specialist in snagging as their professiional report will give you a much better base to work from than random emails sent from you when you notce that somethings are not quite right.

Tomorrow I will also be putting in an offer for one of their properties. When I went to the showroom the sales assistant was less than helpful when it came to quoting me the upgrades and so I used the pdf in this thread. I want about £12k worth, although I will be reviewing as mine includes upgraded sockets etc. For me, I want to move in and have everything done! When I place my offer, I will be trying to do a deal with the upgrades to get the price down! Good Luck x
Yeah I'm in the same mindset, i'd like to have everything ready when i move in. I don't mind paying a bit more for the extras just because it's easier to get it done by Persimmon but if the prices are ridiculous like double then i will look to have it done by someone privately x

Thank you so much, probably the most useful comment:)

Ok so my offer was made and accepted. I got £10k off the asking price, FOC flooring throughout and the FOC kitchen Upgrade. I’ve decided to go for the upgrades and have paid the 20%, remaining to be payable on completion. I’m pretty happy, and as I wanted, it will be ready to move into without any DIY!

That's great! Thank you so much, this gives me an indication of how much they can give me:)
  • First time poster but i wondered if you had any updates on your incentives from persimmon? We are currently looking at a persimmon and wondering the same things you were.
Going to try and offer less on the house and then try and get home finishing touches thrown in.
any info would be a great help.
    thank you
  • Just want to ask how easy it was to barter with them? We were looking at the part exchange - we have found a house we really like but the extras just make it not so worthwhile. How keen are they to bargain with you?

Great to read your thread while i have just reserved one of the Persimmon house. Thank you for bringing the this subject here. £10k off the asking price is a fantastic result , Well done. "You don't ask you don't get" . just wondering,  was that off the House purchase price or the total of the quoted extra finishing touches? we are given £10k and told we can have house for 10k less i.e. house price £489k and only pay £479 or use that £10k to pay for the finishing touches. Must admit i am very poor for asking discounts, however your experience will certainly help me to be brave.

I am amazed that when someone is buying a new build they look at extras that just scratch the surface of making a house built as cheaply as possible better.
For me I want things like enough sockets in the right places,  where does the internet come in, will the drive need digging up to install cable, can I switch the downstairs hall light on/off from upstairs, why is the ensuite light switch behind the door, is there a light in the loft etc. etc.
