Generally, the 'finish' ( The bits you can see ) on a Show House is picture perfect, but take good care to read the Energy meters as soon as you have the keys - Why? There is a development close to me and the lights in the Show House are blazing 24/7, and it would have been be cosy and warm in winter.
But, of course, you'd do that on moving into any property anyway, right...?

Is the carpet in the 'show house' the one you have chosen?.....just a thought that you could insist on your own choice if it isn't.
It was already in there, and it’s nice, so can’t complain. It’s more, firstly cleanliness, but also, you know when furniture has been sat on carpet for some time, you get dents that never come out, we’re worried about that. But still, they’re saying they’ll sort it, so hopefully it’ll be ok..
They do if you steam clean them.

I’ve been through all the documents provided, and our reservation form, and there’s nothing about what condition they’ll provide it in, or saying what they can, (or can’t) do to the house after I’ve reserved.
    There's your answer, then.

Their house, they can do what they like with it until you buy it. The condition at exchange of contracts is the condition you buy it in.
Cheers, yep, guess I just need to be prepared to walk away, and ship the family off to my mums for a bit whilst we find somewhere else I guess.
You would actually walk away over this...?
Depending on the state I might, yes.

You pay a premium for a new build for a reason, if I then have to get carpet cleaners in, repair defects etc, then it starts to lose any appeal to me. It’s no longer the place I reserved / wanted.

I know there’s supposed to be a warranty, but I also know that’s worthless once you’re in.
But I assume that as you are buying a new house, you will have a set amount of days to report defects & them to fix them - find out what their snagging process is ...
