Yes this has already been clarified in earlier posts, thanks.  In the interests of clarity - there was no necessity for trade disposal of an empty crisp bag found under a bed and I could have done the repairs to plaster/decoration in 5 minutes with a tester pot.  The only reason the tenants didn't was because they weren't responsible for them in the first place and naively presumed it wouldn't affect their deposits.  But they don't have proof of this so we'll see what transpires.   I will post the outcome for interested parties.

Not sure what your point is.  As explained, the tenants weren't responsible for the chipped paint - that was the point of the post?  And my (admittedly sarcastic) comment about the rubbish was that £240 to clear a crisp bag found under a bed is just a little bit excessive.  But maybe you have a different take on rubbish removal - I can see how it could be viewed as a nice little earner.
