Do the prawns in the curtain poles and kippers under the floor boards really work? I'd have thought they would just dry up. Does anyone actually know of an instance where it worked?0

I have also treated my vendor with respect from the start and was happy to honour my pre lockdown agreed price. In fact I was pushing to exchange before the lockdown but my buyer delayed things at the time, most likely due to the chance of him getting a discount later on down the line.
Anyway I'm a lot calmer now. Hopefully I can exchange in the next couple of days and move on from this stressful up and down period.1 -

OP: You can rant and rave and get it all off your chest, this is a safe space (well, as safe as anywhere can be on the internet!) You know full well that you won’t do any of those things, but, like they say, it feels good to write it all down sometimes, if only to clear your head.
Life is full of chancers like him, we’ve all met dodgy builders, dishonest car sellers, horrendous colleagues, etc, etc. It’s lovely to imagine all sorts of horrible revenge tactics, but that’s as far as it goes for most of us, because we’re better than that. Take his money, move onwards and upwards to your forever home, and you’ll soon forget all about him. If you want to have a little dig, leave a nice “Welcome to your new home” card, and some flowers for his wife on moving day. Addressed to her only! Finally exchanged today!
I won't be doing any of things I mentioned before. I look back and think what was i thinking when I posted those things. However, I can definitely see how people do things in the heat of the moment!
To all of those people who said that I have also Gazundered my vendor, you are completely off the mark. My ability to buy that property depended on me getting a decent price for my house, i.e. the original agreed sale price. That is what my initial offer was based on. I cannot pull 15k out of thin air. I never stopped my vendor from relisting their property during these last few months when my buyer started playing games. I would not have held it against them for doing so. Neither would I have held it against them to ask me to use my stamp duty savings to finance the price reduction on my property, however they never asked me to do so. They had agreed to reduce the price one week before Rishi's announcement on stamp duty.
As I mentioned earlier I offered 10k more than what the house was valued by the surveyor 7 months ago. My buyer got my house for a cheap price 8 months ago, he paid the same price he was going to pay for a nearby house that had 15k less features. As for my house not getting decent offers in the past two months you have to understand there has been some uncertainty in the market, we have just been coming out of a very tight lockdown. Some houses take a longer time to sell but eventually they do get the asking price or near abouts. My buyer has taken advantage of the lockdown situation, there has not been a crash in the outer London area and I doubt there is going to be. He has been desperate to exchange since Rishi's announcement.
He now wants to see my property before completion to plan any rennovations, can you believe the guy, after messing me about like this he still wants to meet. I have told the agents No Chance!

Haven't you exchanged/completed on the same day? Thought that's what everyone was doing these days. I know I did, when I sold.0
