    That happened to us a few years ago. We just went back to the seller explained about survey, and offered the amount on survey ~ they took it. If you are unable to get the money ~ neither will anyone else wanting a mortagage. If another person offers as a cash buyer, they will also offer less (that's the advantage of being a cash buyer).
    If they won't take it ~ walk away ~ with the proviso that if they change their minds to get back to you

    Well we've put the house out of our mind now and continue the hunt.

    We have a viewing at a house tomorrow which we have seen before. It doesn't have the wow factor but is a good sensible choice as it is in the catchment area for top schools.

    it has been on the market since last summer, originally up at £270K. It is 4 years old and the current vendors bought for £195K. The only reason they are selling is due to divorce.

    The price has been dropped to £260K with the vendor paying 50% stamp duty. They have only had 5 viewings although interest has picked up since then.

    How much to offer?



    Another house new on the market in a sought after location at £250K. We have a viewing on Thursday but an open viewing is planned for the weekend. Seems a very good price for the area.

    How should we play this one?

    similar situation as you like a house that has been on the market since sept 07 it was on for £475,000 and it had a offer which they accepted and the buyer pulled out so its back on the market for £450,000, had a thread on here recently and put in a offer of £375,000, yeah cheeky I know but it was turned down in oooh about 5 mins but at least i knew they werent playing games by letting me hang on for a few days.
    Havent spoke to the agent for since (been a week or two now) and was considering putting in a offer of £403,000 but were in no rush and were cash buyers but we do like the house, i also know that the sellers have their eye on another house.
