If houses are priced correctly and people are not too greedy then they will sell. I've just paid asking price of £250K, the house was only on the market a week and didn't hit rightmove until yesterday. People were queing up to view and somebody else would have snapped it up this weekend.
I was devastated when the original vendor in this thread turned down our offer but now I would like to thank him. For an extra £13K we have just bought a fantastic spacious cottage which has been rennovated fully to a very high spec. It would have taken years and pots of cash for us to rennovate the other house. The shocking Ofsted report made our mind up for us in the end.
A few :beer: ones tonight me thinks, what a stressful few weeks this has been :eek:

That's a massive reduction. What did you base your valuation on - how could you have been so wide of the mark?
Sounds like perfect grounds for a price reduction...

Withdraw your offer, quick. Offer £190k. Send a copy of the valuation to the vendor so he knows what is going on.
Any other potential buyers will do their own survey, and chances are their valuation will be even lower. The vendor doesn't want to be chasing the market down.

Based my valuation on the other houses we had viewed in the same price bracket. The house was bought for £168K in Oct-06 and has been totally rennovated. Easily had £80K spent on it.0 -
does the survey explain this under-valuations?
(how big is your deposit? 50%+?)
If not, I think it is reasonable to ask the surveyor to explain to you so that a) you know, and b) if you are planning to ask for a price reduction you have a firm argument to support your claim.
It all depends on how realistic and reasonable your seller is. I would suspect he will want to put his property back on ther market but should consider this recurring with other buyers...0
