We've tried looking at other houses and we would get a lot more for our money in other villages but this particular village is where we want to go back to and the kids go to school there.

Seriously I wouldn't offer any more than you already have, with the house in the condition that you describe, it may not be viable for the vendor to continue holding out for £250k. Depends how keen they are to actually sell quickly, surely if they haven't had any other interest, then they should be more receptive to a lower offer. Are there any other interested parties??0

In your shoes I would not increase the offer but it depends how desperately you want it! It's often a game of "who cracks first". You could get a call in a week, two weeks who knows to say they will accept your offer. Contact the agent and say this is your final offer, subject to survey, you're sold STC, able to proceed, mortgage in place etc and leave it for a while. Keep your options open and keep looking but it is surprising how quickly seller's can change their mind when you don't budge on the price - except there are no guarantees.

seems like there is no harm in waiting, if they have only had 1 offer (yours) in half year then whats the hurry, its not like you cant sell yours in a snap.
it sounds like the guy has been watching the property pr0n channels and thinks his place is worth a fortune, give him a few more eeks of watchig repossession,repossession,repossession and the news on about recession and see where they are.
ask the agent to see other places in the mean time, oh and rember its going to be 3x that ammount you pay back to the bank so you are negotiating over 45k not 15.

I think Andrew Winter would have a field day in this house. I think the vendor has looking what other houses are on the market for in the village. What he fails to realise is that none of them have a HIPS pack i.e. been on the market since at least summer.
There is one house that is the same layout as his but looks a lot more presentable (from photos) that is on for £290K and has been since Oct-06!

That's the way I felt to be honest. I'm so annoyed that we were given the impression that if we sold our house our offer would be accepted.
We have also found out (not from the agents) that the guy is either divorced or going through a divorce and hence the reason for selling. I think he maybe being awkward on purpose, maybe he doesnt want to move?0 -
Update: We've now drawn a line under this property, especially after the secondary school which has always had a very good reputation has just had a shocking Ofsted report. Good luck selling now matey !!
Have had 2 viewings on a house that only went on the market Friday. Nobody else has viewed so far but there is a lot of interest due to the property being priced to sell at £250K.
It is a completey rennovated 5 bed cottage with huge dimensions and a large garden. Offered £244K earlier this evening but agent reckons it will have to be asking price as another agent valued at £275K. I may just do that tomorrow before anybody else has chance to view.
I think it is a lot of house for the money.0 -

If houses are priced correctly and people are not too greedy then they will sell. I've just paid asking price of £250K, the house was only on the market a week and didn't hit rightmove until yesterday. People were queing up to view and somebody else would have snapped it up this weekend.
I was devastated when the original vendor in this thread turned down our offer but now I would like to thank him. For an extra £13K we have just bought a fantastic spacious cottage which has been rennovated fully to a very high spec. It would have taken years and pots of cash for us to rennovate the other house. The shocking Ofsted report made our mind up for us in the end.
A few :beer: ones tonight me thinks, what a stressful few weeks this has been :eek:0 -
