Listing could be clearer that it's a communal staircase. "Access to the flat on the ground floor" suggests to me a private entrance.0

This is our problem - furloughed husband and we didn’t remortgage/switch deals as it’s for sale and didn’t want to pay a 2% early repayment fees so mortgage has gone up too. No money to do anything.another_casualty
I had lots of contructive criticism when I was selling my flat a few years back , and in my situation I couldn't do anything to improve things as I was totally skint . 😹Anyway, from what I can see is it looks like the people below are possibly doing something to their flat in pic 1 . Shrubbery seems to be overgrown for a reason . Hope I'm wrong.

What are those Dalek type things outside your front door?They aren’t doing anything to the flat, it’s empty. Not sure what you’re look at? Bushes are slightly overgrown because they are only allowed to cut them in certain months due to nesting birds. They were cut earlier this year, it’s down to the maintenance company not the people downstairs.The Daleks are bins
our stupid council doesn’t allow wheely bins (the one at the front is a communal glass bottle bin) as they “spoil the look of the new forest” so we have to just put bags out on bin day. The bins are just for storing it. 0 -
Thanks for clarifying things . Sorry to hear you are up against it financially . Brexit had just happened after I put my flat up for sale . Annoyed , stressed out and worried at the time . Sometimes the unexpected surprises are the worst .
The positive side is that you actually had interest from cash buyer .The first pic has a sign that raised my concerns on the blue fence . I'm glad the bushes are there for the birds . Sounds like the managing agents are on top of things .
That's the thing about pictures though from estate agents . They often do more harm 5hab good . I would say they could take one or 2 more pictures from outside the doors looking in to show the space . I see from the floor plans that you do have a good size room .
Its not being maximised by the pics imho .

The bins don't have to be in the photographs: you move them, take the photo, then put them back.
The big squashy sofa and the black and red shelf unit blocking the view of the kitchen make the lounge look small. That, and the bedroom layout, are things you can change easily and cheaply. Borrow a smaller sofa from a neighbour for the photos if you have to.
The things that would put me off are things which you (or a buyer) can't do much about - the front door opening into the lounge, lack of view from the lounge, and the service fees.
I don't think there's any point in dropping the price further yet, you are already the lowest in the area by a wide margin. Further afield there are nicer properties cheaper - of course those areas may not be as good. The market is quiet almost everywhere, with people still shielding, on furlough, facing redundancy, etc.
A kind word lasts a minute, a skelped erse is sair for a day.2 -

That's just rude. It looks a nice flat to me and my son would definitely be looking at it if it were in the right area. I agree that you need to turn the bed round but your flat looks nicely looked after. Is the big couch going with you to your new property when you move.? If it is then I would brighten it up with a throw and a couple of cushions but if not I would take it out now and perhaps replace with a smaller temporary one from a charity shop/ebay just to make the room look bigger as it overpowers the available space. But I think the outside looks good and you have parking which is a plus.

I don't agree with comments on the pics apart from the bedroom one but even then that's minor. IMHO if the price was in the right ballpark that wouldn't put anyone off. Yes the sofas big but you can see it's a big sofa so again I don't think that would put anyone off if the price was ok.Maybe your likely buyers, being FTB, are in general more up against it regarding employment and that is reducing pool of buyers and thus prices ?1

I think people on here (many with rural property to sell no doubt) over exaggerate this point, people were going out daily from the start of this, and many started playing loose with the rules on going out early on as well, no one able bodied was a prisoner, and even if everyone wanted to leave the city tomorrow who is going to buy all the flats off them?moneysavinghero said:No one has any money right now - and the ones that do, lockdown has taught them they don't want to be living in a pokey flat.0 -
Re the OP flat - It is overpriced - we are heading into a major recession - start at 100k IMO.0
