No viewings on flat

Hi guys, I wondered if you could please give me some advice. 

Our property is on the market and we’ve already had to reduce the price by £5k. We haven’t had a single viewing since we listed it. I understand price is normally the first thing that puts people off but I would have thought we’d at least have had one viewing by now. My flat is the cheapest on the market in my area. 

I’ve purposely left some information out to see how easily accessible it is as someone looking online to buy. I’ll answer more about this if/when discovered.

Is there something wrong, or is the property market just that slow? I see properties going on the market and sold SSTC rather quickly so it is moving in my area. 

Postcode SO40 3LX it should be the only one that comes up. £135k.

    I don't think the photos are very flattering if I'm honest - normally estate agents lighten/brighten them which makes them look more attractive.

    I would turn the bed round in so you can see you can get either side of it, there's clearly enough room however lots of people won't be able to imagine it! I personally don't like the large, dark sofa.. something smaller in a grey/neutral colour might make the room look bigger.

    Overall it's not bad but maybe just make it look a little more homely/modern in the photos.

    It is still overpriced.  The ones that have sold have been on the ground flloor. Yours has stairs.

    Agree with above. Definitely turn the bed around and try to improve photos a little bit. The flat is nice though.

    Saying that its only been listed for a bit over 4 weeks and we have a big recession coming up, so it is not surprising you haven't had any viewings.

    Photos arent good.

    The look cropped and like the camera is pointed downwards 

    I would have the main property photo as the 1st one and not the back /road.

    I had a look and knew instantly that people would give pointers on their issues (turning the bed was also the thing that hit me first) and the fact that there are some photos which don't seem to have a point, ie, they're displaying your belongings rather than the space, or the lovely one that just shows doors (why?).

    But the pictures are not bad. They're perfectly adequate. And they aren't the reason for a lack of viewings.

    P, P, P, P, P, P. Selling is all about the Ps. Photos, Planning, Position, Promotion, Property Itself, Price. If there is nothing "wrong" with any of the first five, pics are ok, you haven't got a shopping mall planned for across the road, nice area, listing on a major platform AND your agent is making sure any enquiries are answered, you haven't got rotten floorboards or subsidence etc, the only thing left is the price.

    And to be honest, you can have all five of the other things wrong but if the price were correct you'd still get enquiries. Someone out there is willing to buy an abandoned toilet with no roof in a back alley if the price is right. So in essence, providing the world can see an accurate idea of what's on offer, no viewings = wrong price.

    The sofa makes the whole room look small and - well, depressing. In my view.
    Now a gainfully employed bassist again - WooHoo!
  • As a photographer myself I agree that the photos aren't helping. The huge sofa looks really comfy and great for slouching watching a film but it makes your lounge look really cramped. Same with the unit behind it, and also the bed/bedroom - as others have said move it around.
    Some people dress their homes to sell them, putting their own stuff into storage and renting new furniture to create more of a show home look.
    I've no idea about the price but it looks like a similar flat sold for £120K ?
