For me, the lack of windows in the kitchen and living room are definitely the reason why I wouldn't consider it. It's hard to see why it has been built this way.0

One small window in the living room (according to the plan), looking at a brick wall and a slit window in the kitchen. Those two rooms should have the most natural light in my view.
Are you looking at something different?

Some of these comments awful and some are downright rude! So sorry that people aren't kind here, which we're all supposed to be, eh folks?
Do you think it could have anything to do with the pandemic? Coronavirus has not gone away, in spite of many people thinking it has. It's definitely putting me off going out househunting, which I was preparing to do just before lockdown. I won't go and look at properties until I'm a bit more confident that the virus is definitely on the way out.
I'm surprised that nobody seems to have thought it's a problem.
P.S. I think your flat looks really nice and the photos are fine. It's lovely and clean and it looks like it's in a nice area, too - and I love the trees! Nothing at all wrong with it. Good luck! It's just a rubbish time to be selling, is all. Flat's great. Please note - taken from the Forum Rules and amended for my own personal use (with thanks) : It is up to you to investigate, check, double-check and check yet again before you make any decisions or take any action based on any information you glean from any of my posts. The photos aren’t great, but someone interested in this sort of property would probably still take a look. I liked it and, were I looking in the area, I’d view for sure. There’s a throwaway remark in the particulars about loft access. If you can keep stuff there, maybe you should make much more of that? Storage space is v important. There are some two bedders on at £140k in Totton, so price may be a factor? The market has picked up a lot in the last few weeks round here. Don’t know about your area.No reliance should be placed on the above! Absolutely none, do you hear?1

Photos are bad. I'd put pic 2 as the primary pic and delete pic 1 altogether; your neighbour's fence/gate and the overgrown hedge isn't doing your property any favours.
Picture of the hallway adds nothing in my opinion so, personally, I'd do away with that.
Living room does look dark so maybe some cheap & cheerful cushions might help to brighten it up. The tv stand takes up a lot of room and makes it look more cramped, especially as only the top couple of shelves are being used.
As already said, move the bed to show the access on each side - it's a decent size for a 1 bed so show it to its best advantage.
Nice enough flat though, hope you start getting viewings soon.

Sorry, didn't look properly first time around. Are these amounts correct?
Management Charges;
Approx £1,200 P/A - (paid 6 monthly)
Approx £400 P/A ( Buildings Insurance )
Approx £150 P/A (ground rent)
I'm not familiar with the area, so is nearly £150 a month service charges the norm for a 1 bed in Totton?

That’s a much smaller, ground floor flat with a 72 year lease. It was on the market for over a year with tenants in situ and was close to completing just as lockdown happened and the sale fell through. The vendor put it back on for £120k for a quick sale. No idea how much they accepted this time but the sale that fell through was £120k (it was on for £135k).NameUnavailable said:I've no idea about the price but it looks like a similar flat sold for £120K ?The other SSTC with the small garden has apparently sold to cash buyers for £147k in January but they still don’t appear to be anywhere close to completing so not sure if the buyers are haggling price given the current market. Many agents I’ve spoken to said the vendor overpaid at £143k in 2018.I don’t think either of these are comparable tbh as they’re ground floor, have different leases, garden, private front door. The thing I left out on purpose is that we previously had it on the market with a different agent at £130k and accepted a cash offer of £120k with a low lease but they pulled out after 4 weeks cos it was “taking too long”!!! This agent had lots of “interested buyers” who conveniently cancelled the viewings. Is this info easily accessible if you didn’t know and were looking as a buyer?0 -
It's a nice flat . Coronavirus has affected everything obviously .It's hard to say something constructively , without trying to offend and no offence is meant by anybody here imho. I had lots of contructive criticism when I was selling my flat a few years back , and in my situation I couldn't do anything to improve things as I was totally skint . 😹Anyway, from what I can see is it looks like the people below are possibly doing something to their flat in pic 1 . Shrubbery seems to be overgrown for a reason . Hope I'm wrong.
The pics could be better . What are those Dalek type things outside your front door?As for the inside , I'd say the bed should be moved as others have suggested .
Perhaps blinds instead of curtains ? Some of the flat has wooden flooring and some carpeted . If it were me and I had funds , I'd get cheap carpet and do the whole lot the same throughout including stairs . The sofa does look bulky , but maybe that's the photos.
Maybe move them around to different part of the room ?
It looks like you Havent central heating ..is it cheaper with the heaters you have? The service charges do seem high for a one bedroom .
Does the estate agent do video tours ?
I hope things improve and you get viewers and sale soon .0 -
They are over 55/retirement properties. Two beds are around the £180k mark and when you take into account the management fees it’s around the same price to buy a house!GDB2222 said:There are some two bedders on at £140k in Totton, so price may be a factor?Regarding the fees, they are a little steep but they are considerably cheaper than other blocks in the area, and it is well maintained when we’re not in the middle of a pandemic. The main front facing photo a few of you have mentioned IS our flat. Access is from the back but the flat is at the front. None of the windows in the rear photo belong to our flat.1
