    Sorry, just I remember your post from about 2 weeks ago. What happened to the buyers whose offer you initially accepted? I know your plan then was to still allow others to view the property afterwards, so is this what you've done and those viewers have now offered your full asking price or did the initial buyers pull out or what? Either way, it didn't seem like you were worried about gazumping then, so what's changed?
    I didn't really know what it meant then, I do now.
    They pulled out, this is a new buyer.

    You accepted an offer. OK, yes, it's not legally binding but morally it is! And so far as 'good practice'goes it is.
    If you wanted to keep your options open, permit more viewings and potenially receive more than your asking price, you should not have accepted the offer.
    The decent thing to do is cancel the future bookings but let them know that if the current buyer falls through for any reason you will  contact them at that point.

    Ah okay, that's a shame, they seemed initially like they were willing to go out of their way to make sure the sale went through. Good luck with whatever option you choose.

    Personally as a buyer I would be gutted to find out that you'd accepted my offer and then kept letting new viewers look around. If I found out about it I'd pull my offer on principle because I wouldn't class the seller as someone I wanted to deal with throughout the whole sale. I guess you need to weigh up how likely it is that your house is going to get an above asking offer and if it's worth the risk. Presumably the agent hasn't marked the listing SSTC yet and if that was the case for too long I'd be concerned.

    These are thoughts I've been having as well. I am tempted to just say the asking price offer can have it. It is asking price after all.

    Ive not been told this, EA advised to go ahead with the viewing and go to best and final offers if needs be.

    This surprises me, if an offer has been accepted there shouldn't be any more viewings.
    I've had an offer accepted on a property Friday morning, I asked the EAs if they're doing any more viewings and they said no, everything else was cancelled. You can't have your pie and eat it at the same time.
    There is no good reason for this and it might actually annoy your buyer. It would certainly make me pull out if there is a chance you're not committed to the sale. 

    Who wants to spend money, instruct solicitors, start a mortgage application only to find out that the seller decided to go with someone else? Think about it.
  • If you're letting more people view then you haven't accepted an offer, you should really make the people who think they've agreed a price know that you are still accepting viewings/offers otherwise they will waste money of solicitors/searches/surveys etc.
    I'm suprised by your EA comments - how can he invite 'best and final' offers if you have accepted an offer? You really need to be clear to all as to exactly what you have or haven't accepted.
    If the other party are yet to sell their house then I would clarify to say you accept the offer in principle but are not taking your house off the market until they have a complete chain.

    It doesnt matter, other viewer has said they dont want to be in competition so its sold for the asking price to yesterdays viewer now, thanks anyway everyone.
