  • I would bring a claim for £300 against the management company.  I have successfully done so in the past and it has been effective getting better service (that I’m paying for via the service charge).

I will certainly approach them in this fashion. They always played hard ball for around 5-7 years over anything I did.
Today I receive a letter from the courts advising the claimant may contact me to try and resolve the dispute and confirmed they had received my defence.
Thank you all for your help, win, lose or draw!

Thank you for the above posts. I received my letter almost immediately, thank god! They received my defence. I have now received an email from Gladstones requesting mediation!!!!!
Given previous posts, I am cautious of data which I put on here.
They have requested the following: -
    N180

We act for the Claimant and have notified the Court of the Claimant’s intention to proceed with the Claim.

Please find enclosed a copy of the Claimant’s completed Directions Questionnaire, which has also been filed with the Court.   You will note the Claimant has elected to mediate in an attempt to settle this matter amicably, without the need for further Court intervention. Should you agree to mediation, please inform the Court who will contact both parties to arrange a mediation appointment.
I will follow the next steps which have been previously advised. I just thought I'd let you know where it's up to.

You dont have the N180 from the courtyet. You can always download and fill out your own, serving it ont he claimant AND on the court, as you will do from now on for every document.

The word document they have sent says "N180 Directions Questionnaire". They have said they've filed it with the court.

That's fine. You told us that earlier. Do you have a question on that?

But, as @nosferatu1001 states, you don't have one from the court only from the claimants. You can either wait or be proactive and download one (instructions in the NEWBIE sticky), complete it and file and serve it or wait for one from the court.  I know what I'd be doing!

If you have the scammer's WS and exhibits, please post it for the regulars to pick over. Just redact your personal details, nothing else.
