    Based on what he's just said, this is in affect immediately, having not signed any stamp duty documents - I understand that myself and partner would not be exempt? Unless I've misunderstood something here.

    When is SDLT liability calculated? For example, if yyou're buying a house for £400k, exchanged 3 weeks ago but complete tomorrow, how much SDLT is payable?

    I do not know the facts by any means, but would assume that if you've already exchanged and signed relevant stamp duty documentation, you'd now remain liable. I could be wrong.

    I say useless because many people buying new builds which were pushed back into 2021 will both miss out on Help to Buy and the Stamp Duty cut which will cripple the market later in 2021.

  • Conveniently our solicitors have just sent over the stamp duty forms for us to sign at 11am....
    Thats annoying!! What would be in it for them? I am due to exchange and complete today and it was my solicitor who emailed this morning advising I hold off until the announcement.

    So I'm well chuffed with the announcement but would love to hear the detail as, I'm guessing, are many people on here!

    If its effective immediately then surely as long as you haven't completed you would benefit from the announcement?  To me thats what 'effective immediately' would mean, not sure how this would work in practice though if everything is signed.....

    Also, I assume this would apply if you were buying a second home as well as FTB or people in a chain..

  • What happens over £500k? If a house price is £550k for example do you pay on the whole amount or on £50k?
