MrsA2010 said:Thanks everyone, some really helpful comments. I think we'll do more with the back garden over the weekend; I'm going to ask for some new photos to be taken on a sunny day (typically bucketed down when the photographer turned up) and I'm going to challenge the EAs on the guide price and put it clearly at £300k. Much appreciated :-)
I notice that you’ve already resolved the wording around the pricing.

1. It does NOT have 3 double bedrooms!! Remove the photo of the bed rammed into the 3rd SINGLE bedroom, or perhaps even present it as a single bedroom. Or swap it for the kids bedroom?? The double bed in there makes it look too small to even be a single!
2. The garden although small looks really unappealing. Plants? Bushes? Flowers? Anything to make it look nicer, or remove the photo for now.
3. The sofas in the lounge look like they've got decorating blankets on!
4. Order the photos in a more logical sequence. It's a nice looking house with a few bits that need tweaking. The driveway is shared which will put some people off, so not much better than an allocated parking space.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)4 -
For me I don’t like when a rightmove listing has the main picture of the inside of the house. I want the main picture to be the exterior of the house.I also agree the garden doesn’t look too appealing.2 weeks isn’t very long to be on the market. Especially right now where things are up in the air regarding the market and economy.3

It`s overpriced IMO, no amount of photo shuffling will change that.0

Have to agree with the poster above; that bedroom isn't a double bedroom by any stretch of the imagination. My smallest, single bedroom is larger than the one advertised. People don't like being taken for fools and the agent stretching the truth about that room will put potential viewers off.
