House for sale not generating much interest, advice please

    They also have the absurd Photoshopped blue sky (which always makes me wonder what else has been "tweaked").

    I know there isn't much you can do about it but the garden would be the biggest thing that would makes us not view the house. You can't change the size of course but you could perhaps jazz it up a bit with some plants in pots, make it look nice. People are appreciating outside space that bit more after lockdown and are looking for a nice garden to sit out in. You need to make what you can of that outside space.

    Also you say you have decluttered but some of the rooms still look cluttered. The childrens toys and brightly coloured clothing are off putting. That room isn't shown to it's full potential.

    The desk in the dining area makes that room look too small. Could that be moved up the the third bedroom perhaps and get rid of the bed from that room? If the desk is not needed can it be put into storage out of the way until the house is sold?

    As someone else has already said while most of the house is presented well it does lack any real wow factor, it is all a bit bland. There is nothing there to make your property stand out from the rest. I know the general rule is to try and keep neutral to appeal to the most buyers but it is perhaps a bit too neutral and bland.

    'Offers considered between £300,000 - £325,000' - That would be me out from that point. Your house is not on at a 'guide price' it is 'OIEO' but you made me click to open the ad to see that... If you want 325k, put it on for that.
    The house itself is fine, fairly neutrally decorated and you could just move it type feel. Some may say there is a little clutter around that makes it seem like there is not enough storage but I think that for a family home it looks lived in without looking like you are bursting at the seams.
    Nice house if you want something modern, really get annoyed at that pricing tactic.

    Your home is lovely, but I’d tweak a few things:
    - I would straighten the settee or swop it over, assuming the one on back wall is shorter? So that you have an L shape of layout divided by the coffee tables. 
    - perhaps move the larger bed to your daughters room to show it as a good sized double room
    - desk upstairs into box room, (though I always prefer bedrooms to have a bed in), this would give the kitchen/diner more room. 
    A few flowers in pots, you can take these with you and will brighten the garden.

    First thing that jumps out to me is the kids room... one picture has pink walls and one has purple? Is it two walls pink & two walls purple - might be worth making them a more amenable colour?

    I was put off with the garden shape - family home but garden too small to play and odd shaped.

    Also the price guide of "Offers considered between £300,000 - £325,000" puts me off as not sure what the asking price is.

    I quite like the quirky layout. Looks tidy enough and is a lot of house considering it's location. As long as it undercuts the other properties that are similar, I'm sure you get a buyer eventually.
  • Thanks everyone, some really helpful comments. I think we'll do more with the back garden over the weekend; I'm going to ask for some new photos to be taken on a sunny day (typically bucketed down when the photographer turned up) and I'm going to challenge the EAs on the guide price and put it clearly at £300k. Much appreciated :-)

    As others have said, the garden is definitely oddly-shaped, but I guess the developer had to try and squash every inch of space out of it, and as a result all houses on new builds do look overcrowded. I'm not that so concerned with that though.
    The main thing that would put me off is the house floor plan. It definitely looks like two miniature houses stuck together.
    I do wish you luck with selling it, but for me, even if the price was right, the house doesn't look right, and doubt I would put an offer in.
