    It seems the timing for everyone is random. Mine was really quick 19 days (a week of that was because of the available valuation dates were booked up).
    Is your situation a bit more complicated? I.e a large ltv, a large multiple of your income required for mortgage, were you on furlough at any point, are you working in a "risky" sector? Mine was really straight forward, only came back once on a question on stability of my partners job due to covid, he got a payrise during the summer which proved his job was secure, after we submitted that answer, we heard back from the UW a few days later with an acceptance pending valuation
    No I don't think is is especially complicated - key worker sector.  We've had two lots of simple questions though which put us back in the queue each time.  Yes, like you say the timing does seem bit random - congrats to you btw!
    Im sure your application will go through fine, fingers crossed, in situations like this every minute of waiting feels like an hour! If you applied via MB maybe chase them up to see if they have an update or atleast see if they can book in the valuation if you've not done already, so it will only be pending UW decision

    Valuation was done on 11/09 and no problems at all - I will chase it up with the MB tomorrow!
  • Applied on Friday 23rd. Valuation booked for 10/11. No hard search yet when I looked on credit karma. Will my application make its way up the pile for uw while waiting for the valuation? Or will it only move once the valuation is back? 
    Is there a purchase price threshold for determining whether the valuation is desk based/drive by or an actual visit? 

    Also anyone got any idea if mortgage applications have calmed down? Less houses seem to be going in the market in my area at the moment.

    Our hard search was only with Experian. Nothing has shown on the other CRA's

    Applied on Friday 23rd. Valuation booked for 10/11. No hard search yet when I looked on credit karma. Will my application make its way up the pile for uw while waiting for the valuation? Or will it only move once the valuation is back?

    Thank you, we had the text last week to say approved subject to valuation but haven’t had a date for the valuation. Did you get a text with the date or did the EA inform you? 
    Our mb put our contact number down for valuation, so they texted me to book a valuation date, i passed the message on to our vendor who sorted out a date with their tenants to give access. Our mb then got notification on the date the valuation was booked, so i think if your vendors number was put down for valuation then they'll probably text them to book in a date

    I called santander earlier for an update about our valuation as they hadn't contacted our sellers EA yet and it's almost a week since offer was made subject to valuation. They told me it's actually being done today so it must just be a drive by/desktop one, and all being well formal offer should follow within 48 hours 😊 I haven't had any texts or emails from santander telling me this so if you're waiting perhaps just give them a call, I wasn't on hold for too long
