Kent reliance

We got our valuation instructed same day as we submitted , we were very worried that it was so quick? Should we be? Or could Kent just be quiet at the minute and getting through things quicker, would that presume that our doc’s are ok if they’ve took payment for and instructed a valuation? Surely they wouldn’t instruct a valuation without checking docs? ThanksConfused789 said:Just thought I would update this as I found very little about kent reliance when i was looking.
22/6 Applied for dip, got referred.
23/6 dip agreed, full application submitted, additional documents submitted.
24/6 Initial underwriting complete and valuation instructed.
1/7 valuation carried out
2/7 mortgage offered.0 -
Our full application was submitted at 4.30pm snd valuation instructed by about 8am the next day! Broker said they would only do that if they were happy with the application so fingers crossed for you!samw2311 said:

Thankyou worrying like mad lol. Spoke to the broker today, they said it’s with the underwriter still, even though they instructed a valuation same day as submission. Bit puzzled but hey hoConfused789 said:

Also - did you get a quick valuation instruction like us or did it take longer ? So many things we are worrying about lol just trying to judge if your in a similar positionCharlieChops said:Estate agent e-mailed today valuation booked for 17th September, I’m on pins!!!0 -
The application was submitted on the 2nd September and payment for valuation taken. I needed to submit my latest bank statement as I was still waiting for it, submitted bank statement on 7th September and valuation instructed on 8th September. Valuation taking place on 17th September. Mortgage broker said Kent would start underwriting the application on 2nd September while waiting for the bank Statement. I am so anxious 😟. I’m hoping they would’ve taken payment and instructed a valuation if they weren’t happy with the application!!1

Good luck! We sound similar . We submitted last wed 2nd too! Within 40 mins they instructed valuation as we paid for that on submission (2nd sept) . But STILL waiting to hear when the valuation is, says instructed but no date, and the broker said it’s still in underwriting and we should of heard something by close of business today, and we haven’t. So worrying isn’t it . We just don’t know why they’d take our money for valuation if they weren’t happy with our doc’s ? Surely they would of checked the doc’s before requesting valuation. We have provided all the documentation and the brokers underwriting team checked it themselves before submitting and they said eveyrhing was ok. But we just worry that something will trip is up.CharlieChops said:The application was submitted on the 2nd September and payment for valuation taken. I’m hoping they would’ve taken payment and instructed a valuation if they weren’t happy with the application!!Our broker said Kent do a very in-depth DIP which means when it comes to submission, they have already done a check to decide wether they’re happy with it or not and if they are they’ll instruct a valuation as no red flags have come up and they are happy so far... how true that is I don’t know . All the doc’s we submitted on the 2nd were sufficient so I’m hoping our valuation is booked and they just haven’t updated the system ... I’m not sure if they do desktop valuations or valuations in person.0 -
I feel like you surely they wouldn’t take your money for a valuation if they weren’t happy with the application! I think they do an in person valuation. I am one of life’s worriers! I think having adverse credit makes you over analysis, I’m sure my broker thinks I’m unhinged with all the questions I have..samw2311 said: the
