How many viewers did you have before an offer?

Long time stalker, first time poster.

I am wondering, for all you recent sellers out there, who are now under Sold STC or Under Offer status, how many different viewers did you have before an offer was put in?
Did they conduct a second, or even third viewing?

I am curios as to the average amount.

    The number most often thrown around is 15, which is based on a 2015 study. But it varies a lot based on area and of course even more for any individual property and any particular moment in time.

    Rightmove data suggests 9 weeks is the average amount of time to get an offer, but I'd take that with a pinch of salt as the data probably excludes all sorts of things, like properties withdrawn from sale or re-listed.

    For me, the last sale took 12. There were two proper viewings and one quick third viewing to address a specific issue.

    Wow guess I'm lucky. House went on the market on the Monday and was sold to the first viewer on the Thursday! Top whack price too. The agent said they had 8 more viewings pencilled in which they had to cancel. My buyers have been back once more to have a second look around. Survey happening next week.

    So many variables of course. There aren't many similar properties around me at the moment which obviously helps.

    Wow! 10-15 seems a lot. 
    I recently went on the market but had little interest (I priced too high!). Reduced the price and have 3 viewers booked in already!

    how long is a piece a string, if the house is priced realistically it will sell

  • We sold just before lockdown, we had 14 viewings booked in for the open day on the Saturday and 4 offers on the Monday morning. We were very fortunate. Our buyers came back once not long before completion to measure up for their furniture. 

    As the PP said though, if you’re priced sensibly it’ll sell.

    Good point - I went back and counted, we viewed 23 properties on our house search, so makes sense!

    I guess you're right, we have viewed 7, offered on one which has been accepted.

    I had 6 viewings the first one made an offer, the second one made an offer and the first one increased their offer, I believe his property sale is today so it will become a cash buyer.
