landlord wants to do early inspection

Your final rent is due today. Has the landlord now gone back to his original agreement to it coming from the deposit or not? How you play this will partly depend on that.BSC #53 - "Never mistake activity for achievement."

The only bit that the word "inventory" is used in the conntract is
To pay for the professional cleaning of the premises and all contents thereof at the end of the tenancy, if it is deemed necessary, after carefully checking with the inventory taken on the property.
Thats it...0 -

Its now NOT coming out of the deposit as he feels the place needs profesional cleaning, so it will go towards that..
i think im right in thinking as the contract runs out 9th Jan that i still have to pay next months rent today??? even though im not living there and he now has access to the house as and when he needs.0 -
i'd be rather tempted to go and discuss matters with his superiors ....... seriously, i would.0

Why?? whats he done that is illegal?? genuine question..0

He shouldn't have those until your tenancy ends, & he shouldn't be talking about professional cleaning until he's given you a chance to clean it yourself during your tenancy. As you've still got a month left, you should have the keys & be able to go in & out as you please, not him, to get the place ready for the end of your tenancy.
If you've given him the keys already, I don't understand why, as you're still paying for it.If you haven't got any keys to get back in the place, then you can't now clean it yourself & he'll say he's using your deposit to get the place tidied up, something you could have done yourself with a month's tenancy still to run. I can understand you were under pressure, but I think he's about to diddle you if he hasn't done so already. If he has bosses, I'd be taking the matter up with them - it's fair enough that you have to cover the rent to the end of the agreement, but for him to have all the keys as well which stops you cleaning the place yourself & wipes out your deposit seems very wrong to me. I'd also be talking to a housing advice service, someone like Shelter, to see what they have to say on the matter.

he was in the property on Monday, started to decorate.. he saw that the carpets etc need prof cleaning
I still have the key's till tonight, he also has a spare set of keys.
to be honest, i just want this to be over.. keys given back to him.. but at the same time, i don't want to have to pay a full months rent if i havent got access to the property.0 -
You didn't sign the inventory. It needs to be signed separately from the contract, and usually initialled on each page as well. So he gets nothing.
He doesn't have a chance, stand your ground and ask for your deposit back in full.
Show him this if he still doesn't understand.
You still need to pay the last months rent though.poppy100 -

The 'way to go' is simply to point out you are renting the flat until date 'x' and he will get the keys back then.
He can do the 'final inspection' prior to you handing back the keys, not weeks in advance making you scramble around to get the place in order.
If he wants to move decorators etc in then he should agree an early termination of tenancy. Then he's free to do with the place as he pleases.
So long as you are paying rent, you have exclusive use of the place.--
