What would you filter on to find the perfect home if Rightmove had more search criteria?

Parking, though I can see that being something estate agents might choose to try to get around with creative working. We just looked at a listing where one of the bullet points was "on-street parking". What they mean is "no parking" (we know the street, it isn't one with permits and it's a total bun-fight and always solid so we would not consider a property on that street without a drive).
Front/rear garden
Side access
Freehold/leasehold
Main bathroom up/downstairs (I will not consider downstairs)
I wish it were possible to have the gradient of the stairs noted! I don't like steep ones.1 -
I would like to have: sqm, balcony, floor #, year built, service charge
I have noticed many times that when some of these are reported they are wrong in fact (e.g. flat reported as 65sqm when is 85sqm actually). Attitude of many Estate Agents is often like they are selling peanuts and have no clue about property details. So it would be difficult to rely on such filters anyway.

I was on the verge of putting my house on the market to downsize just before lockdown, and was wrestling with what I want from the next house. The square metre thing would be really helpful in assessing whether a property is too much of a step in terms of being smaller than my current house. In fact, everything is going to be judged in comparison to what I like and don't like about my current house.
- Must be in same village
- Must have at least off-road parking but preferably garage you can actually fit your car in
- Must have room for a walk-in shower
- Must have downstairs loo
- Must have room for freestanding fridge (not the miserable built-in one I have now)
- Must have room for separate washing machine and tumble dryer
- Must have room for dishwasher, but can be slimline
- Access to the garden cannot just be through the French windows in the lounge
- Must have a 'view' from the window of the room I use as my office as that's where I spend most of my time
(This can simply be looking out onto the garden, not some panoramic vista, although those are available in my village. Just not dark, pokey and right on top of neighbouring houses)
- Prefer kitchen/diner to lounge diner, and a separate dining room is a waste for me because I never use my dining room table
- I dream of adequate cupboard space!

My mum also has 'no trees' around or in a garden. She has oak trees down the side which drop acorns most years and drive her insane.
Next door to me has a massive tree outside the front. That would always put me off. Risk of subsidence and damage to a drive or garden, and can affect light.
