What is the architect planning process for extension?

    And just to double check my understanding:
    1. Some types of building work is covered under permitted development and others will require planning permission.
    2. If you build under permitted development then getting a Certificate of Lawfulness application is not mandatory but it is something worthwhile doing to ensure you're covered for future.
    3. If you go down the planning permission route then a Certificate of Lawfulness application isn't needed.
    4. Whether you go down the planning permission route or permitted development route, you'll still need to get Building Regulation approval.
    5. Ultimately, for any development under planning permission or permitted development, you'll need to get a building completion certificate from the building control officer. This is the ultimate proof that everything was done above board.
    Are these assumptions all correct?

    Mostly correct.

    However, some works can also be exempt from BR’s, e.g. porches, conservatories and outbuildings providing they meet the BR exemption criteria.

    Thank you again, and that makes sense.

    A couple of other questions. What form do the building completion certificates and the certificate of lawfulness take? Are they hard copies and if so, who will retain a copy (I assume I'll at least get a copy)?

    Or are they digital documents that I will be sent to me? If so, do they also get kept on record somewhere in an official capacity? (e.g. local council?)

    That will depend on the Planning/Building Control departments or company. Some issue all acknowledgements, approvals and certificates by post while others email them. The applicant would always receive a copy and the Planning/Building Control departments or company will also have copies on file. You can find copies of Planning approvals online but not Building Control documents.
