Well done sistergold, I'm a fan of the saying 'look after the pennies as the pounds will look after themselves' & so true. After picking up the kids last night from exH I saw a new for sale sign up outside one of the "if only I could!" houses locally. It's nothing grand just a 3 bedder, garden etc so waiting with baited breath to find out the price. In just window shopping mind as I'm not in the position to buy but still enjoy the Kirstie & Phil effect. 😀2025 financial goals & challenges!
1). Mortgage (started Jan 2024) £107,542.12 / £122,400.00 Overpayment total: £904.60 (Inc Sprive yr 1 o/p £19.16 & £55.34 reg monthly overpayment) Equity 27%
2). #7 Save 1p a day challenge 2025 £150/£780
3). £2109.85/£3000 in Investment ISA (34/50 investments)
4). Increase cash savings & saving pots
5). Keep debt to a minimum.

@Sistergold Well done on the rounding down. It's always exciting to see a nice round number. Especially when it eventually becomes one, big, singular zero.
@clarissa62 I agree with Sistergold. Keep an eye out and watch for trends. Get friendly with the estate agents, so they tell you properties within your requirement before it goes online.

@Sistergold That's brilliant. I was aware of it, but only signed up now. Got the same email. So this Land Registry alert is to let you know if someone is placing a charge on the property or selling it without your knowledge? As I had previously thought it was more like who used your address to apply for credit cards and stuff.

Good morning ladies
I hope you are all doing fine and have had a good week?I just can not believe it’s Friday! This week has truly flown by. I have been alone this week as children were picked up by their dad after a long time. They will still be at their dads next week till Sunday. It has been wonderful coming home to a tidy house looking the same way I would have left it in the morning.Being on my own though has also been lonely and one thing that has dawned on me is that I would actually love to have an en-suite. With the children around it has not bothered me to walk from my bedroom(at the back) to go to the toilet(at the front) during the night! On my own though going all that way was quite “creepy” for lack of a better word!I am now thinking I should have an extension on my bedroom to create an en-suite and a walk in wardrobe plus a balcony? This extension will be on the side of the house. What I am not sure of though is should I make it all as big as possible or just big enough to create these two areas? What I mean is should I build the smallest space I need for say a decent size shower with toilet?Or a bath tub with over shower, Or should I accommodate a bathroom space big enough for a bath tub, separate shower with toilet etc? The family bathroom has a bathtub with over shower in the tub, also a toilet. Downstairs I have a bathroom with toilet and just a shower. At present I am of the opinion I need a shower as this will be better when I get old👵🏽 , so should I have a tub Aswell? I take showers most of the time just for speed but I do appreciate a relaxing bath with candles and wine sometimes 🍷 which I can still have in the main bathroom I guess?
The said extension will be two storey. This will mean an extra room downstairs coming from the lounge. Conclusion
Cost aside. Laddies would you keep it practical ie make it as small as possible ie just a shower plus toilet or make it on the big side full monty style? Also how best to find an architect?Anyone done this how did you do it?I know it’s all personal but I just want ideas before I arrange with an architect so any feedback would be appreciated!Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)
