    Good morning laddies 
    It looks like I will be going through a period of expenditure for the next few months. I have known that my garage was a bit leaky in places but I have now just realised it’s getting really bad in some areas. I have been holding out hoping it might continue to be patchy but hoping it can last till I can do the extension. When I do the extension the roof will have to be changed anyway but now with this I will now have it done and maybe done again when I finally do the extension within 2yrs time? Will now need to find out how much it will cost? 🤨
    Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)
    Mortgage start date first week of July 2019,
    Mortgage term 23yrs(end of June 2042🙇🏽♀️), 
    Target is to pay it off in 10years(by 2030🥳).

  • That's a pain sistergold. It might not cost as much as you think. One of the local roofing companies quoted me 1.8k for a garage style roof to my conservatory - rubber outer and boarded in side like a garage. I didn't go with them as went for a different solution. 
  • I've got a few people who will be coming round for quotes. Likely next week.

    I've got two flat roofs at end of life but aren't yet leaking, according to the surveyor.

    A small one at the front and a big one at the back.

    He's going to take a look and quote for that and guttering.

    I'm expecting it to be a few thousand tbh.

    Plumber for the internal stopcock.

    Will save the handyman for next week.

    I've planned to be investing 10k on repairs, redecoration, improvements etc.

    So far £500 spent on oven.

    My garage was condemned by the surveyor. The asbestos company said they would take it away for £2200 plus VAT. 

    It is going to be the last thing out of budget unless it gets much worse.

    Thanks @curlywurly82, you have given me a figure for comparison as my garage might just be similar to your conservatory roof. Hopefully it will be around that figure. 

    @EndlessStruggle, £10k sounds like a good budget to start with. You are also being lucky that it seems you are easily getting people to come in and do some quotes. 

    If I had realised the garage roof will become so urgent I would have done it first before I did electrics as that was not that urgent and I had lived without it for past 2years. Was almost tempted to cancel the gasman who is to move the boiler as that will be another £700 for “something nice to do” whereas roof is now urgent. But I have waited this long to do my kitchen and I don’t want to accommodate the boiler in the kitchen so I just have to bite the bullet carry on and just release money for garage. It’s just that I wanted my savings to stay the same and use money as I make it. No chance now as I will now just use whatever I need to and get the jobs done. Will start getting quotes for roof.

  • Yes I am fully expecting to be adding more onto it the way things are going but more urgent things first. 

    I went to have a cup of tea with my neighbour today and when in her garden I had a look at the flat roof on her side and it isn't actually half as big as I thought it was.

    They are probably 1-2 x 2-3m and 2-3 x 5-6m.

    It is hard to say what will end up needing to be done as surveyors seem to be very OTT compared to the experts in that field from what I've seen so far.

    I decided just to do a bodge and disconnect my dodgy downpipe until the guttering is fixed.

    It has been leaking with the water running down the connectors and into the ground which I don't want and now I have pushed a massive waterbutt underneath so now it will empty into there. 

    The guttering is sagged so water isn't running properly either so I got a ball of a few dish cloths and gently push them along and they gently guide any water and gunk into the water butt. A random idea I had that worked rather effectively.

    Downpipe might be blocked but pipe might not be salvageable anyways so I'll see what they say when they come to quote.

    The overflowing gutter has caused a bit of a damp corner so that should dry out hopefully. I've got a mini dehumifier running in there to hopefully keep mould confined until I find out what is in the ceiling.

    That sounds like a useful temp solution but water running down your wall does need a resolution asap.

    Yes, hopefully one of the roofers will be able to at least do the guttering soon even if they have to come back and do the flat roofs and everything else at a later date. 

    For now I can move the water along each day so it isn't sitting at the end of the guttering.

    It was full to the brim of water when I first tackled it two days ago and removed a full bag for life of gunk/leaves!

    Today it has perhaps 1CM high so it's much better than it was and won't overflow like it was been into the damp corner so that now just needs to dry out. 

    I need to contact some damp specialists about something else so I'll mention about that and how ask long typically to conclude it has dried out and there isn't a secondary leak.

    I'm finding a lot of local companies/small tradesman very helpful with answering my questions, which is great as I have many. 

    My boiler serviceman was very helpful today with some questions I had.

    That is so lucky @EndlessStruggle that tradesman are being easy to come by and they are helping answer some questions as it will help you know your house and sort out issues. It’s also good that you are on your way to resolve leaks and damp issues. Water coming in or leaking into the house is the worst problem and it’s good you are dealing with it. By the end of this year your house will be mostly sorted out. I say mostly as somehow something new always need doing. Xx
