You have to remember this is a public forum that anyone can join, you will get a wide range of viewpoints often skewed by people's own viewpoint. Also this matter isn't black and white and things often come alight that may get forum posters to reassess their view either way.
For instance you may get an independent shop owner with a cash flow issue asking for a deferment in paying rent whilst the covid-19 outbreak is on, you may get the owner of one or more shops asking for a reduction in rent whilst they are closed, or you may get a big chain telling multiple landlords they are demanding a rent reduction because covid 19 will affect their bottom line long after it is over.
They can all be seen as commercial tenant - landlord disputes but people's views on them won't necessarily be the same for each.0 -

I'm struggling to see why a corporate landlord wishing to claim money that is legitimately owed to them makes them rogue landlords. They may be as strapped for cash as you say you are and not in a position to negotiate.
However you feel about what you are perceiving as a veiled threat, wanting their money does not make them dodgy. Unsympathetic perhaps, but businesses aren't generally renowned for their soft hearts.
Are you also struggling to see why a corporate landlord who is wishing to intimidate and threaten a tenant makes them a rogue landlord?
Oh, by the way this landlord is also committing mortgage fraud.

I'm not on your side. I'm not on your landlord's side. Just pointing out that businesses wanting to be paid in itself is not unreasonable. As a business owner, I'm sure you'd agree.All shall be well, and all shall be well, and all manner of things shall be well.
