Selling house, cooker hood stopped working

in the real world, business transactions are dealt with between principals on a face to face basis with the lawyers writing up what they have agreed. The horror / reluctance of people to speak to their buyer / seller themselves is born from bad solicitors looking to cover up their slowness at moving deals forward.
There is absolutely no reason not to have a direct dialogue with your buyer / seller - particularly after you have exchanged (but there is no harm in doing so beforehand).
In terms of the cooker hood - well risk may have passed to your buyer at exchange which means that if it has failed, it is actually their problem not yours - but getting it fixed or replacing it could be a nice gesture but your obligations depend on your contract.

He told me that he'd broken the cooker hob; I told him that we were planning to replace it anyway. Easy.1
