Selling house, cooker hood stopped working

    When things stop working completely, it's usually a simple fault. Does the light still work? Does it work on any speed? Did it make any funny noises (rattling etc) the last time you used it? Have you taken the filter out to have a look inside? Is it ducted to outside or does it just recirculate? Is there a fused spur for it nearby, have you checked the fuse? What make/model is it?
    Its just completely gone, no light, no fan at all. We turned it on and there was a blowing noise as you'd get with a bulb but everything stopped working. There isn't a fused spur, its just plugged into a standard socket. Socket is working fine as I've tested my phone charger in it. I've also changed the fuse in the plug.

    I'd just say to the buyer something like

    "I just thought I should let you know that the cooker hood stopped working a couple of days ago. I'm not very technical, and I can't get anyone to look at it during lockdown, so I don't know whether it's just something minor or not. I'm sorry about this, but given the current circumstances, I hope it won't impact on our plans for exchange/completion."

    Ideally, pass the message via the EA. EAs are usually good on putting a positive spin on minor setbacks!

    If the buyer really kicks-up (which I doubt - I can't imagine a buyer walking away over a cooker hood), I guess you could offer to leave them a few quid in an envelope. But I definitely wouldn't mention this to the solicitors etc.

    A 90cm curved glass & stainless steel jobbie - At the budget end of the market, so cheaply made. I would suspect either the cable or the switch block. Might be easier to give the buyers £100 and tell them to get a new one.

    Yeah, we didnt fit it but I could tell it was a cheap one. I can't see it being worth trying to fix it

    How are you allowed to exchange and complete next week if the house is lived in? Just interested as our chain completely on hold as I've been told no sales where the house is occupied can go through. Thanks

    I find it baffling that people (generally) seem to have such poor communication with the people they are buying/selling homes from/to. I've only bought one house so not a great deal of experience but I made sure I got the seller's mobile number once we'd had our offer accepted so that we could easily communicate about this sort of thing. He told me that he'd broken the cooker hob; I told him that we were planning to replace it anyway. Easy.

    No direct contact. One day you'll realise why. This is very much a business transaction. Appearances are deceptive. Buyers can become complete .........very quickly.

    I'm very surprised at this, we haven't got the contact details for either our buyer or seller

    The parties communicating directly can often cause confusion for the solicitors (especially if it turns out that their clients are clueless about their rights or obligations).
