  • @Kb21 I had enough deposit but bluestone wanted an extra five percent, I had most but was 3000 short so this was gifted by parents does this mean even for that small amount she will have to go to solicitor. I’m putting the rest in out my own savings?
Seems a hassle I’d understand if it was 20 grand thanks

Yes unfortunately it will still need to be carried our any gifting monies. So silly when they have already  singed a form to say they understand.
  • What a total pain in the bum that is!! I have the money know I only needed it so that they could “see” the deposit and they haven’t even asked to. Oh well something else on the to do list. I’m guessing this is after you have an offer? Wish my MA had warned me and I’d have just waited til I had the money(I had money due which would just about have covered it). Thanks for the info though I’m sure my mam will be thrilled not! She’s already gave 7 months of bank statements I think she’s been quite good considering that’s her private info she is sharing and doesn’t really want to.

Yes its a condition listed on the special condition’s on. Mortgage offer. My MA didn’t know to be fair. It may not be a condition  for you but think its pretty across the board and they wont waiver it.
Can be a extra cost without knowing to cos as we know solicitors aren’t cheap 😞

  • So with the conditions on the mortgage offer,  do you have to prove to bluestone before exchange/completion that the conditions have been met?

I believe your solicitor has to show them proof yes.

I'm starting to get so annoyed now with the complete lack of info forthcoming. I literally have to ask for updates and there is no transparency at all. I have absolutely no idea where my application is in the process, not even sure when it was actually submitted. Last contact was me asking three days ago if my home report had been accepted and was told it was in a queue he was waiting to hear back and would try find out. Not heard anything else since. Id contacted him five days before to ask if we could submit the home report and it was eight days before that id asked for an update for the solicitors, which was just "still waiting on offer". Really losing patience.

Had an update here finally 🙋‍♀️
Apparently we’ve gone through the underwriter, they are happy with everything and ready to offer but they want to see my nans will (leaving the property to my mum who we are buying from with a gift of equity)
MA said last 2 boxes to tick are this and the valuation and we are done.
Fingers crossed he is right 😁🤞
