    We've been informed today that we're also at the final underwrite stage.  Ahh the wait is just awful. Surely if its got this far we will get the mortgage offer?

    Dip was 14/12/20
    Reserved 17/12/20
    MA submitted application to Impact packagers and paid £99 07/01/21
    Packagers back and forth with MA asking for more docs
    Help to buy atp 18/01/21

    Application FINALLY submitted by packagers to Bluestone 21/01/21 TODAY!!

    What I’d like an idea of is, how long till valuation is instructive at this point? And then from valuation point to offer? (Everything crossed!!) 
    Also, when MA said its been submitted to Bluestone, I’m guessing she means it’s waiting to be looked at by an underwriter? 

    Our MA has been great, the packager seemed to hold things up so I’m kinda glad we’re now out of their hands, having said that our case isn’t exactly straight forward.

     Our home builders are getting impatient which is making me even more on edge, and the MA said she doesn’t want to give me an estimate of how long from now due to COVID delays 😩
    Any advice and experience from this stage would be most helpful! Thankyou ☺️

    We got our DIP at the end of Sept. 

    Application sent to bluestone early Oct. lots of to-ing and fro-ing in relation to affordability. Lots of extra documents requested. 
    Finally valuation was 14th jan, now waiting got final offer. Had to sent most recent bank statement and payslips.

    Valuation instructed: 21st December 
    Valuation carried out: 7th January 
    Mortgage offer: 14th January

    We went with Simply and they were fantastic. Their fee is expensive, but worth every penny. Our builder threatened to pull out and re-market the house on the 11th January, and Simply pushed things through for us.

    thanks for the replies!
    Seems we may have a few more weeks to wait then 😩  But maybe our valuation will be appointed soon - at least that will be a positive sign! Well I’m guessing they wouldn’t cost themselves money in doing a valuation if they weren’t looking like they would offer right?!
    We are using the MA company that the home builders recommended so I will use this excuse when I call them tomorrow!

    Wow that’s amazing, hoping Simply can pull ours though that quick. We applied 8th Jan, Valuation done a couple of days later.
  • We did it!!!!!!! 
    So after the down valuation by £20K our developer appealed it 4 times over the last 7 weeks given we cannot go with any other mortgage company. It failed on all accounts so they told us they would be cancelling the sale on Friday. I emailed the MD of the valuation company used and 24 hours later, with 24 hours to spare they overturned the valuation!! 

    I called our broker company and also emailed Brightstar acting as our packaging company for Bluestone and they both rang to confirm it's very very unheard off but now they are going to be working all the can for a early Feb completion. Over the bloody moon. 
  • I will finally be eligible for AAA mortgage at the end of June (Yay) Does bluestone offer 4 times salary or 4.5? Will be getting a mortgage with my husband who’s credit is fine. (First time buyers).

    Ahh so now I'm really concerned, after re-reading the H2B acceptance email in the small print it states that if mortage interest rate is higher than 4.8% then we have to contact H2B to reassess applicantion. Our bluestone interest rate will be 6.29% now we are back to stressing out hoping our mortgage advisor is aware of this and when applying for H2B put this interest rate Down as she already was aware of it. Have emailed MA so just waiting a response.. The end was finally near now this has just thrown a major spanner in the works 😭

    My MA told me about that so I contacted HTB and they re assed at new rate and made a note on account about the new rate and sent email confirming it. Best to ring them and double check as you don’t want it to fail at end
