Quick Update,
Just had an email from our MA to say that our Mortgage has been approved and the offer paperwork will be available within 24 hours. It has been a nightmare of a journey but it's final paying off4 -

The wait has just been torture, constantly checking emails. We have used mortgage hut for our MA. We would rather know yes or no now so we can get over it an move on. Unfortunately this is our only chance at this moment in time of purchasing a property on the old H2B scheme. Has anyone else had any dealings with brightstar? They don't seem to move very quick.

I've been reading this thread as our MA have put a full application into Bluestone after an AIP on 07/01/2021. The application went in last Thursday so aware we may be waiting sometime before full offer.
I haven't seen any declines on here after AIP from Bluestone which gives me some hope.
We never thought we would be in the position to even get this far so the wait for a decision is going to be a painful one!
Our agents are pushing us to instruct a solicitor and begin the searches. I'm wary to do this without the full offer so if anyone knows whether this is usual practice or can offer advice I would be grateful! I understand why they're on our backs as we had our offer accepted 18/12/2020! It's taken until now to get to this point as our original broker was trying to get us a high street mortgage and then dropped us before trying sub prime. We had made him aware.of our credit history which isn't exactly the best!0 -
@Lolly632 you can instruct your solicitors, provide their details to the sellers estate agents (they don't act for you) and tell the solicitors not to do anything until you say so eg when you have the mortgage offer.
You also need to have solicitors so bluestone know who to send the mortgage offer to. Bear in mind, the solicitors have to be on bluestone's panel of firms who can act for both you and bluestone.Mortgage started 2020, aiming to clear 31/12/2029.1 -
@Lolly632 the decision to begin the searches is entirely yours. If you decide to begin searches before you get the offer, you have to bear in mind you most likely have to pay the search fees at this point which are non refundable. If you do start searches now, it may speed things up because these can take ages to come back but you are also takinga risk (always stay positive though). We decided to take a risk and asked for searches before we got our offer and have been waiting for two weeks now. Only one is still outstanding but there are also some enquiries that the solicitor is waiting on so God knows how long that will take. Without the searches, we cannot move forward. Thankfully we did get an offer so we haven't lost the £300 we risked but worth bearing in mind. The wait times are obviously dependant on your local council timescales so may be quicker for you. Our developer also pushes for searches to start byt we had oue broker speak to them which they were happy with. Our decision was a personal one mainly because we need to complete in time before the old HTB scheme deadline.1

We had our valuation last Thursday. Bluestone have now requested the most recent payslips and bank statements.
We started our searches when we had our offer accepted, I'm glad we did and the turn around time is anywhere from 8-20 weeks for the local searches to be returned. Once we have the mortgage offer we should be in a position to exchange and complete. We started the process with Bluestone at the end of Sept.0 -
