    What if they say they'll leave it and you get there and it's gone? Definitely wouldn't be worth going down legal avenues to pursue it. For that reason alone, I'd not consider losing the house and making threats. If it's there it's there. Bonus. I would be talking to the EA and going more down the line of 'we are soooo disappointed'. That's usually more effective (like a mother and naughty child).

    I agree with hazyjo that I wouldn’t lose the house over it if they are insistent to take it, but for safety reasons given it involves gas I would want a safety certificate. There’s been a few threads where the seller has removed stuff and left a mess, but in none of those was there a risk of (worst case) the house blowing up!

    I did ask my solicitor this, are they allowed to just remove the cooker?

    So not exactly a rare cooker then. There are literally hundreds of them on Ebay.

    The whole pulling out debacle is unrelated to the cooker, kind of. I accepted months ago we were not going to pay for the oven. That was fine. Not ideal, but okay. The issue is their attitude, they were obviously unhappy we wouldn't offer more and so they decided to no longer include the one thing we asked the EA about. Now the issue is that they are not exchanging because they can't agree a completion date with us.

    Gas cookers should have a quick-disconnect hose with a simple self-sealing valve on it, to make it easy to safely remove the cooker.

    Yeah I agree that it’s most likely simple to disconnect but I wouldn’t trust someone who seems annoyed with the price that’s been agreed to do anything involving gas. I’m not saying they’d do anything malicious but will they take as much care in doing it as they would if it was going to be their problem if it’s not done right.

    True, but apparently you're still legally obliged to get a Gas Safe registered engineer to do it...

    In our house the old bat said on the F&F form she was taking every single carpet! I told the agent I’d walk if she didn’t leave them as we had 4 young children including a 3 month old and wouldn’t move into a house with concrete floors throughout. 

    She used to call round semi regularly to collect her post and one day she saw the lounge carpet on the drive ready for the tip. It was bright pink, and hideous. She almost cried, and asked if she could take it back with her! Mad.

    I wonder if you've got the clone of my seller from 2 years ago. Estate agent listing specifically mentioned the range cooker, at the 2nd viewing with the owner they made a whole song and dance about how I needed induction specific pans for it. Then the f&f form that turned up was hilarious saying the cooker (freestanding) was excluded, the hob (freestanding) & oven/grill (free standing) were included yet they were all integral to the range so how they thought that was going to work I don't know, when queried the range was declared as fully excluded. I arranged the purchase of a new one to replace it once we had exchanged and had delivery scheduled for as soon as possible after completion day to avoid microwave/kettle only cooking for too long, then got a message 2 days before completion (on a weekend, we completed on a monday) asking if I wanted to buy the one in the house, I called their bluff. They did take it but as said they are standard widths (90/100/110) and the layout between models really doesn't vary that much so it really won't be difficult to replace (lots of good condition available 2nd hand also) if they do get sorted and meet your date.
    - Mortgage: 1st one down, 2nd also busted
    - Student Loan gone
