We are meant to exchange today but...

A few questions. The seller refused to include the cooker in the sale despite advertising it as included. Fine - can accept that. We asked to make an offer and they returned with a ridiculous price (£1k) online refurbished warranty covered ones are ~£500. But today, before exchange, they've included the extractor hood in their quote for a price, but the F&F form says it's included. I highlighted this to my solicitor. I know that it's unlikely we'd be able to do much if they didn't include the hood despite saying they would.

I also noticed they didn't sign the F&F form and the TA6 form, it's marked electronically and sent by their solicitor, will this cause us any problems?

How much is a similar second-hand cooker hood worth? Not refurb'd and warrantied... Just used. That's how much they'd owe you - if you'd already exchanged.

As it is, you are exchanging on the basis of all the information provided up until now. You have been told before exchange that the cooker hood's not included. Your choices are basically to walk away, reduce your offer, or roll your eyes and accept that you're buying from penny-pinching muppets.

They haven't said it is not included, they said 'the cooker cost X new, the hood cost X new, so we'd want £1000 for the cooker'.

I am having trouble with them to be honest. I am leaving the country on 27th March and my concern is quarantine, i've said we must complete before this date, they aren't in a chain, but are refusing.

They are more then likely calling your bluff and when you move in it will be there anyway. If not just buy another.

I certainly would not be offering any money for them.

They're unlikely to bother removing a cooker, and even less likely to be removing the hood, so I would just call their bluff and say you're not paying anything for them but will accept them being left if they want.

I'd prefer a house without a cooker... if you've got one, people/somebody will expect you to use it.
Nobody wants somebody else's 2nd hand cooker... do they?

So decide on the basis they aren't there, and hope for a pleasant surprise.

They have as much right to state their preferences over the completion date as you do. Their preferences are just as valid as yours. It's all a matter of negotiation and agreement. (If you're that worried about Covid quarantine, why are you going?)

Just ignore the offer (which is a ridiculous sum) and Exchange.
If they leave the cooker and/or hood (they might- it's a hassle for them to disconnect and dispose!), then fine. If not either buy a nice brand new one for a sensible price, or get 2nd hand for peanuts. At auction you could equip the entire kitchen with white goods,pots/pans/cutlery, toaster/microwave /kettle etc etc etc for £100!

    similar thing happened to me.
When looking around EA said all appliances and several other things were staying. F&F form said nothing was staying but we could make an offer, we didn't and assumed they'd all be gone.

The day before completion (day they moved out) I get several calls from the EA:
can they leave you the fridge for free?
can they leave you the freezer for free?
do you want the carpet left behind, free of charge?

Yeah they sound like they're just trying to make a bit extra and will probably leave them anyway. I wouldn't pay anything.

My cousin recently bought a house and its full of the previous owners stuff. She still hasn't got rid of it. It would annoy me having loads of furniture and rubbish to have to live around or get rid of.
